While I'm thinking I would much rather see multi-level housing with a commercial mix in that area, it is an improvement over the current situation, as Viperlord stated.
Its an excellent location given the number of commuters passing that corner each day. It will be interesting to see what type of actual businesses locate there. It could also prove to be a nice corner commercial market for the increasing amount of residents in the area.

Yes, I live right there and I always dreamed of a Trader Joe's opening up there... but I doubt I'll get my wish.

As to the other poster, I'm not sure what you mean by this being a "nightmare for pedestrians." The rendering clearly shows a sidewalk. I'll be one of the local pedestrians going to this market, so I don't see the problem. Are you referring to something specific that this design needs? Admittedly, I'm not a architectural/planning expert.

I own a home in Salt Lake that I am currently renting. The tenants lease is up in September and I am planning on raising rent by 5-10%.

i rent a 2 story 4 bed, 2 bath, 2 car garage house. upstairs has been remodeled and redone in the past year. It sits on 0.20 acre lot, fully landscaped and includes a hot tub. Recent driveway repoured, and sidewalk as well. I rent for $1,150 a month. it in Taylorsville 4700 south and 2700 west area roughly. The land lord is a family friend. He bought it 2 years ago lived in it, fixed it up, and then decided he wanted to buy his brothers house down in Saratoga Springs. So, he wanted to rent us this place. He tells us that he couldn't trust to rent to anybody but us,so we can stay as long as we want basically and says that when we are done renting he will probably sell the place. his property and house value went up 30,000 from a year ago. So basically we are building equity for the guy. lol

Hey Logline,

The problem is that there is no buffer zone between the sidewalk and the street. This makes the pedestrian more vulnerable, and therefore, uncomfortable. Also, notice the large blank wall on West temple. This not only cheepens the pedestrian experience, because it's so ugly and uninteresting, it creates a sort of blind spot. Surveilance, or "eyes on the street," keeps the pedestrian safe. This blank wall creates a vulnerable and unsafe space for the pedestrian.

It appears there is a patch of lawn to separate the sidewalk from the street. Either the rendering doesn't portray the patch well, or it is one of those four-inch gaps containing mostly un-mowed weeds. Either way, I understand what you are saying. I am not a big fan of giant setbacks, but it needs to be ample enough to entice pedestrians to walk with their double stroller freely without fear of being killed by the giant assault vehicles people drive these days.

There is definately the legally requisite buffer of lawn/space separating the street from the pedestrian,and on that particular street it will be fairly wide. That rendering does a lousy job with accuracy in that regard.

I don't know if anyone has posted this yet so I will.

Petition 410-07-15 Urban Renaissance Group – Conditional Use for Increased Height for a proposed residential condominium building located at 567 South 200 East.

Hi all,
I just returned from a vacation in which I passed through Las Vegas, and I must say that place is booming. I counted at least two dozen cranes at at least a dozen sites along the strip and environs. I still am not a fan of the town but it was really impressive to see all that construction.

So anyway, I made my way around downtown today and have a few updates: the lofts on about 900 S. 250 W. are topped out at 4 levels above parking, Liberty Midtown has taken it's crane down and The Metro is taking down its crane as I write this. The site just west of Gateway is being excavated (I think this was another cowboy partners housing project, Liberty Gateway maybe). A site just north of N Temple and east of I-15 is being excavated for a condo project, can't remember the name but it looked to be 4 or 5 stories based on the sign they have up. Also, road and utility work is being done east and south of Citifront apartments which may mean that Bridges at Citifront will begin construction soon as well.
It was good to come home and see some things happening; it's not on the scale that's happening elsewhere but is still pretty exciting.
Also Walker Center is still under construction which means they are way behind schedule, and Patrick Drygoods appears to be as well.
