I am pretty excited about this project, but I do have some reservations. Crossing Congress Parkway by the river is just plain dangerous! Hell, the city has to replace traffic signal poles every couple of months down there. If cars slowing down from the interstate can't avoid inanimate objects I fear for what happens when you add 5000 residents to the immediate area.

Actually it is already for sale - I think it has been for 2 or 3 weeks now - however it is no longer called the Avalon - it is officially known as "2100"...

Actually the first render looks red to me...like dark brick.

I mean that the one part is all glass, and then its just chopped off.

Not cancelled per se. The developers switched architects, and now are working with P+W.

The new design has not been seen yet, but it is called "The Peshtigo" and is being designed by Ralph Johnson at P+W.

1035 West Van Buren is an active project. It has an entry on the first page rundown, and there was a recent article in Crain's confirming that the project is still alive. It has not started yet. The Emporis entry for the project shows FitzGerald's older, much worse PoMo design, which is confusing. (BVic?) This is quite significant, since it will be the 3rd-tallest building west of the Kennedy/Dan Ryan, behind Skybridge and the UIC tower.

Buying a higher-end camera for amateur enthusiasts certainly helps and not everyone has the resources or desire to spend that kind of money. Good weather and proper lighting also contribute to the crispness and detail. Furthermore, I usually tweak the pictures in Photoshop Elements to crop, straighten, and sharpen them. It's relatively time consuming and eventually my interest will diminish and I'll post less, similar to STR and his 3D renders - although I'm not comparing my stuff to his. Actually a few of us have seen the Johnson-designed Peshtigo, although it was a while back and nobody has been able to post the rendering....

As for 1035 Van Buren - I am extremely excited about it - I do like the current design for the most part (as you mention a vast improvement over the inital POS design) - but my excitement is mostly because it represents 1 (hopefully 1 of many, many more to come) victory against the moronic, neighborhood-killing WLCO NIMBYs.....

If it was a twin-tower project, and it wasn't a previous design for the current ParkView block (which I don't think it was), then it must be what was previously planned on the Spire site, originally by MCL....

It's dead.

The developers didn't change architects, the property itself changed hands.

All the land was owned by MCL a few years ago, but there were some financial proplens and they either (can't remember which) sold off or lost this property along with the Spire site to LR and another joint venture.

A mixed-use project with 87 condominiums will replace an old gas station on Irving Park Road, near Sheridan Road.

Loukas Development Group will develop the project through SEC Sheridan Irving Park LLC.

Loukas will build the project on a 19,616-square-foot site at 943-957 W. Irving Park Rd. and 3947-3957 N. Sheridan Rd.

"We have owned the site for about three years. We live in the neighborhood and are very concerned about what our project looks like [and] worked long to design something that we can be proud of," Tony Loukas, president of Loukas Development Group, said June 27.

The gas station will be demolished, according to a Chicago Department of Planning and Development project manager who won Plan Commission approval for it June 21. Approval was needed because the site was originally zoned to allow an 87-foot building, and the proposed building will be a little more than 100 feet. The new zoning allows a building of up to 142 feet. City Council approval is needed.

Loukas will build a 12-story building with 87 condos, 87 parking spaces and ground-floor retail space.

The condos will consist of 50 one-bedroom units from 725 to 860 square feet; 34 two-bedroom units with 1,155 to 1,285 square feet; and three three-bedroom units with 1,500 to 1,800 square feet, the Planning Department project manager told commissioners.

Eighty-three units will be sold at market rates. "We have not yet finalized our design so are not sure about the final prices. But we expect that our one-bedroom units will be priced from about mid-$200,000, and that our largest two-bedroom units will be around $400,000," Loukas said.

Pappageorge Haymes is designing the building.

Under its agreement with the city, Loukas will sell four units (two two-bedroom and two one-bedroom units) at the affordable price of $145,000. Those units will be sold to buyers earning up to 100 percent of the average area income, or $75,000 for a family of four.

Loukas negotiated that agreement, according to the Chicago Department of Housing's Chicago Partners for Affordable Neighborhoods program, before the City Council approved an ordinance that requires developers of housing projects with any city assistance to set aside at least 10 percent of their units as affordable housing.

Loukas hopes to begin construction in early 2008.

El Noise

This is right at the turn to the El, does anybody know how they are going to address the noise ?

When I lived next to the opposite curve the noise was intense - we learned to stop talking as the trains screeched around the curve.

Noise is worth it though to be next to ( across the street from ) the El station. Heated !

The JV was LR and JER Partners (a money partner). They bought 3 parcels (500 N. LSD and the 2 parcels that are now the Spire site). I believe the purchase price was something like $36 million, so as you know they made an absolute killing on the Spire site - give or take it was probably valued somewhere around $24 million, and they sold it for what - $65 million a year or 2 later?!

Does anybody have a current rendering of this project? I liked the original design that was previously posted (I believe that was a 14 story version if I'm not mistaken)....

Ear-plugs and or megaphones

If they can soundproof houses next to Midway and O'Hare, I'm sure something of reasonable standards can be constructed here.
