Mondrian Chicago to settle on site of Cedar Hotel

Chicago, IL, US (NCS) - The historic Cedar Hotel located at the highly desirable intersection of State, Rush and Cedar Streets in the Gold Coast will soon be torn down to make way for Mondrian Chicago, a boutique hotel that will be part of the major hotel chain with existing operations in Los Angeles and Scottsdale, AZ, and properties under development in Las Vegas and Miami.
Morgan Hotel Group and Chicago-based M Development recently announced the joint venture, which calls for the development of an approximately 20-story hotel with 200 rooms.
“Chicago is a key market for us to expand our brand,” said Marc Gordon, chief investment officer of MHG. “Like MHG’s other distinctive Mondrian hotels, Mondrian Chicago will boast the luxury amenities, cutting-edge design and energetic atmosphere that we believe distinguish our properties in the marketplace. We are pleased to partner with M Development, a leading firm with a strong track record in Chicago and the Midwest.”
Amenities will include a restaurant, bar, meeting rooms and an exercise facility, and the hotel will be set back further from the street from adjacent buildings to allow for outdoor food and beverage services. In addition, given the property's prime location, many guest rooms will have views of Lake Michigan.
Constructed in 1924, the Cedar Hotel was designed by architects Rissman and Hirschfeld and is on the National Register of Historic Places. Its architectural style is listed as “baroque, classical” on the city's Web site.
While the new hotel will replace the existing Cedar Hotel, the original brick and terra cotta masonry façade will be restored by the new architect, yet to be decided.
The scheme was approved by the Plan Commission in April even after preservation groups urged city officials to defer any decisions until 42nd ward alderman Brendan Reilly took office at the end of May.
“I'm very much interested in getting rid of that eyesore,” former alderman Burt Natarus said at the Plan Commission meeting, adding that the Cedar Hotel has “questionable activities.”
Natarus said he understood people were worried about parking with the new plan, but his opinion was that the existing Cedar is a source of crime, noise, motorcycles, and “everything else.” He also mentioned that two beer gardens housed in the building are open until 2 a.m. and “don’t help either.”
After the commission voted to pass the proposed plans for the site, Jeffrey Shapack, a principal with M Development, responded, “We are very pleased with the Chicago Plan Commission's approval.”
M Development, founded in 1991, focuses on developing and investing in luxury retail and hospitality in the Gold Coast, Lincoln Park and Bucktown. The company’s holdings include the Esquire Theater on Oak Street, the 3 Arts Club on North Dearborn Parkway and the Lincoln Park Hospital in Lincoln Park. The development company is beginning construction of a new Barneys New York flagship at the corner of Oak and Rush Street.
Morgans Hotel Group Co. is widely credited with establishing and developing the rapidly expanding boutique hotel sector. The company owns and operates Morgans, Royalton and Hudson in New York, Delano and The Shore Club in Miami, Mondrian in Los Angeles, Scottsdale and South Beach, Clift in San Francisco, and Sanderson and St. Martins Lane in London.
In February 2007, MHG and an equity partner acquired the Hard Rock Hotel & Casino in Las Vegas and related assets. The group has other property transactions in various stages of completion including projects in Miami Beach and Las Vegas, and continues to vigorously pursue its strategy of developing unique properties at various price points in international gateway cities in the United States, Europe, South America, Asia and around the world.
Although no groundbreaking or delivery dates for Mondrian Chicago have been set, the hotel is scheduled to open in 2010 and will be operated by MHG under a 20-year management contract with two five-year extension options. The project is subject to various conditions, including obtaining acceptable financing.

Ok - so I have a question. The article states that the architect for this project hasn't even been decided yet. ...??? Huh?? So you can go before the Plan Commission and get approval for a project and you don't even have to have a design on paper?!?! Not a rendering, site plan or elevation produced to show the Commission or DPD?!?! Is this correct?? Come to think of it, I don't recall seeing anyone post renderings after the Plan Commission meeting...
