Phh..Prince dates some of the most beautiful women on earth.

Hell..I'd date Prince just so I can have some of his leftovers. But seeing as how I'm gay, I probably wouldn't know what to do with them.



Anyway, I'm at the library (downtown) and there is alot of activity downtown. There appears to be what can only be called a Farmers Market of sorts in front of the US Bank Tower where people are selling peanuts and chicken. Looks tempting. Also, there seems to be like 2 movies being filmed at once. The entire parking lot of Park 5th has been taken over by catering trucks and beautiful people. Wonder what's going on?

Oh..and I went to Hollywood and Highland last night. A really awesome jazz band preformed. Added to the fact that Dlush is a million times better than Pinkberry (Snappy B is nirvana), I had a good time.

As a Bunker Hill resident, Gehry's Concert Hall doubled the value of my condo but more importantly, secured respect for our downtown the world over. Love his Concert Hall, and couldn't agree with you more about it's contribution to our downtown, but mostly hate the new project (except for the curvaceous glass façade and complex angles of the main tower) as presently conceived. I say it needs a paper bag over it until it's been streamlined a bit and those colored boxes and splashes go away. I'm all for bold and colors and different - most projects don't have enough of those characteristics for me - but a lot of this one is just plain fugly at the moment. Perhaps a few more iterations and we'll be OK.

My first post, although I have been scrupulously reading this forum since its inception. (1) Stop quiibbling about the new Gehry design; it will most likely be fabulous. (2) I was strolling on the Manhattan Beach pier last week and was stopped by two early thirty-ish guys from England begging my pardon, but if I could point them in the direction of "Downtown LA". Wow, we've come a long way....that's where they wanted to go.

^ The number of foreign tourists I myself have given directions to in the last few months is huge! I love it, and I'm oh so happy to help point them in the right direction. I may just be seeing it more since I moved here recently, but I used to go to school near here and would spend a lot of time here anyway -- and I hardly ever gave directions to foreign tourists. As visual objects, the two towers are really eye-catching. But I'm still apprehensive about those smaller cubicle structures at the base. It's very busy. And we all now about visual overload: Hollywood and Highland.

I'm actually really interested to know who plans on taking over for Gehry on phase 2. I wouldn't want that corner to be so Gehry dominated. Huge multi-structured projects shouldn't be designed by one architect.

Exactly. Look at the new WTC or the Ctba towers in Madrid. Both those projects spread the work around to multiple architects, and the results were far better than letting one architect design the whole complex. Of course, both of these projects were the collaboration of several starchitects, which we're probably not going to get for Phase II and III for Grand Ave (most likely to save money), but it would be nice to have someone with a medium profile but high skills like Kheating/Khang, Smith + Gill, DeStefano + Partners, or Gensler to design at least one of the other phases.

Hi, I've been lurking around here for over a year and haven't posted anything till today. I did not see this anywhere but the old building on 11th & Hope, across from Luma and Met lofts has something going on over there. For the past week I've seen a crew working on the ground floor. They have the metal doors opened up and I can see the interior that looks like it's close to complete. Does any one know what's going on w/ that building?

The Desmond Building? I've seen a For Lease sign posted on that building for a while now. I'm assuming (and someone please correct me if I'm wrong) a warehouse/light industrial user is moving into that space. Although it would make an awesome conversion for authentic industrial lofts.

lasteph, welcome to the forum. That space is owned by Meruelo Maddox Properties, and had a commercial lease sign on it for some time, so I'm assuming it's a commercial tenant that has moved in. I know a small law office occupies or used to occupy space in that building, so I'm going to assume that some kind of office/business use will be going in there.

Does anybody know the exact location of the proposed Grand Towers? It's listed on page 1 of this thread but the map in the upper left corner is too small to see where it's supposed to be located. I also checked out the architect's website and had the same problem.

yea I seen those signs too.... I hadn't seen anything going on there up until this week. there is a lot of work going on there in the mornings now..... hope something nice comes in there....

I drove by the empty lot next to what was going to be the Gansevoort West hotel, and all the foliage has been cleared and replaced with a vicious German Shepard guard dog that barked loudly at the cute little FIDM girls walking by. I wonder if something new is brewing there or if they just cleared it out to avoid a fire hazard.

CLA Anderson Forecast California Commercial Real Estate Survey Reveals Los Angeles Office Space Market to Tighten

LOS ANGELES--(BUSINESS WIRE)--The office space market in Los Angeles will continue to tighten through 2010 according to a new survey released by the UCLA Anderson Forecast, in conjunction with and sponsored by Allen Matkins Leck Gamble Mallory & Natsis LLP. The Allen Matkins/UCLA Anderson Forecast California Commercial Real Estate survey is the first in a series of surveys to be conducted around California, and launches an important real estate forecasting partnership.

“This survey revealed that Los Angeles real estate survey participants look for a tightening of the office space market over the next three years,” said Jerry Nickelsburg, economist, UCLA Anderson Forecast. “As the survey data develops over time, it will be incorporated into our econometric models to sharpen our forecasts of this important sector of California and the regional economies.”

The survey polled a panel of California real estate professionals in the office space and investment market, and asked a series of questions on various aspects of the commercial real estate market. Results reveal a strong belief that rental rates for office space in Los Angeles will continue to increase and may even rise at faster rates than the brisk 4.7% average in 2006. This increased demand in the face of limited new supply is also seen to be driving down vacancy rates over the four year horizon of the forecast.

Although a registered user since Nov 2006, this is my first post on the forum. I live and work in the Southbay so I don't really get to DT very often. Went down for about an hour this morning and was impressed with the varied sites where construction/development is happening, especially LA Live/South Park area. Also of interest was Spring St. It appears that many buildings there are undergoing adaptive re-use into condos and/or retail. maybe this has been already posted in the past, but d Does anyone have a list or info of adaptive reuse projects slated for Spring St./ Broadway?

Not sure if press releases like this one necessarily means the devlprs of parkfifth are more serious than most, & most likely to really break ground when they say they will. Like to think so, but trying to figure out how legit & committed they really are is similar to reading tea leaves.

I remember seeing the quote of an industry expert who claimed the Glass tower proj across from the Elleven bldg was one of the most solid among a list of proposed bldgs in the hood. The devlpr himself sounded like it was a certainty he'd start work on his bldg in April. Well, we're fast moving through June, &, assuming no one who actually lives in the hood is just being tight lipped about it, there's been no sign of groundbreaking.

Next up will be the previously announced start of work on the Medallion in July. I sure don't wanna see that already much delayed proj end up even further delayed.

It's interesting that the smaller, less publicized projs, all involving wood framed apt bldgs around Crown hill, are the ones starting construction under the wire, like the 2nd phase of the Piero apt bldg.
