I don't like LM either, but they do have the most suites of any residential tower in Calgary (correct me if I'm wrong). It would take out almost half of my community if everyone moved there.

LM is completely different colours, those are just odd pictures, iirc. I was going to draw it but just haven't been in the mood.

The majority of the most significant projects are (luckily) already u/c such as the Shangri-La, Canada Line, convention centre expansion, Olympic venues, athlete's village, etc. Other potentially significant projects are unfortunately more rumour/"planned" than proposal at this point such as the new Vancouver Art Gallery, Dalai Lama Centre for Peace and Education, a couple potential office towers, some starchitect designed future tallest condo, Millenium Line extension etc.

As for interesting proposals that are a little more tangible, there are the following...

- 1153 West Georgia



- Hotel Georgia



- Jameson House (apparently to be underway in June)


- Whitecaps Stadium (not the actual final design)




- Evergreen Line

Kitchener:

1) Centre Block
Andrin envisions a dynamic, inspiring, sustainable and engaging redevelopment concept for the Centre Block consisting of a mixed-use complex, combining:
� A total of up to 400 residential units, offering a range of residential suite types, including lofts, affordable condominiums, larger family oriented dwellings and penthouses.
� Grade-related retail along the King Street West frontage.
� Live-work units at grade along Duke and Young Streets.
� A multi-level underground parking structure for up to 750 spaces, with public parking and parking for the retail users and secure residential parking.
� A boutique hotel and spa in the restored and renovated heritage structures at the corner of King and Young Streets.
� A podium building on King Street West with at-grade retail, a parkette and green landscaped element as part of the streetscape design with a point tower set back from the podium.
� A similar podium building will be located at Duke and Young Streets to reflect an urban street edge with a point tower set back from the podium.
The development offers the following features and elements:
� The development will proceed in several phases, with the underground parking structure constructed as part of the first phase.
� The residential portion of the development will be made up of a “main street” style podium building of approximately five storeys in height, with live-work unites at grade along Duke and Young Streets and retail space at grade along King Street West, and loft style suites on the upper floors.
� The balance of the residential development will be incorporated into two point towers set back from the main faces of the podium buildings, a shorter tower of up to 12 storeys facing King Street West, and a taller tower of up to 18 storeys on Duke Street.
� The access to the parking and loading areas, which will be located internally on the site, will be partially covered by a landscaped green roof accessible from the second and third floors of the two podium buildings and screened from street view.
� The buildings will be designed to incorporate the highest levels of environmental measures and sustainable development features that are feasible, and be eligible for LEED certification. Some of these features will include a green roof, upgraded building envelopes, enhanced building systems, the use of local building materials and trades, the remediation of the existing site and maximizing the use of local transit systems.
The design will strive for architectural excellence and be:
� Compatible with the existing physical, heritage and social context of the site, including restoration and redevelopment of the existing heritage structures into a boutique hotel and spa.
� Responsive to angular planes and minimize shadow impacts.
� Address positively the existing City Hall to the west.
� Enhance the main street qualities of the three street frontages.
� Provide opportunities for outdoor animated uses such as cafes on King Street West.
� Overall safety and security within the site will be an important element of the design considerations.
The design will use traditional local materials as well as a contemporary design to create a dynamic composition that will fit comfortable within the fabric of the three street frontages and also set a high standard of design as a recognizable landmark in the ongoing revitalization of downtown Kitchener.

And the Falls at 18 and 13 stories two towers.
