I'd be surprised if Magellan did a super tall Aqua II, since BCBS started its expansion. Too many compromised views north and south, which would impact prices.

I think they will build a smaller rental property there and then build a much taller building (than originally planned) on the northeast portion of LSE, where the dramatic views would bring higher prices.

^ Agree. I'd been thinking this exact same thing - that it would be a good spot for a rental tower - hopefully cracking 600'. I've also been thinking that the (now sole) tower between Arquitectonica and Swissotel might be a good spot for a large stand-alone hotel. This would allow Magellan to concentrate the remaining condo units in 2 or 3 tall towers along LSD...

^ You should make an offer for an amount you feel comfortable with. (When I bought at central station i offered roughly 7% below their offer. and they came back with a little more, but still below the initial price, so that's what happened in my personal experience, and what a friend of mine who was my real estate agent suggested.) You may want to get a market analysis of lakeshore east and surrounding areas, and since the housing boom has slowed, you might be able to get a pretty good deal. However, every circumstance is different around different parts of the city at different times, so do a lot of homework before, because you also don't want to insult the developer with a low-ball offer. Hope that this can give you some sort of insight, and good luck with the rigorous process.

^Something else to consider is to let the sales agent know that you are currently looking at other properties, that one or more of those other properties are offering you incentives (eg, a free parking space, $20,000 in upgrades, etc.), that you have really narrowed it down to 2 or 3 finalists, and that Aqua is one of them. However, this strategy works better if you have been talking to someone in the sales office for some time. If you just walk in and offer less than they are asking out of the blue, they are more likely to tell you thanks, but no thanks, since you have not established yourself as a credible purchaser (even though you are). However, because they are 80% sold, they have another 2+ years to sell the remaining units, and they already have their construction loan, I am guessing that it will be more difficult to cut a deal than it would have been a year ago. Good luck! P.S. I bought a unit at Waterview Tower and used the strategy discussed above to get a better deal than they were offering.

^ If you are going in without a real estate agent, at the very least you should get a 3% discount, which is equivalent to the agent's commission.

Negotiation strategy........

Appreciate hearing both your ideas on this......we'll see how things look this weekend.......I have been looking at Legacy......have they been known to make concessions.............?????

I'm really starting to hate this project. . . not for any reason other than the constant noise. . . nothing better to come home to than these titans drilling away until 8pm. . . I guess it's a small price to pay to the skyscraper gods. . . when the foundation is done most of the noisy work goes with it. . .

Dosen't look like they have driven the sheet piling yet.
I think you will find the drill rigs quite tolerable compared to that.

The forest being shown is a roof deck for the residents and hotel guests. Below 'the forest' is a 5 levels undergound parking, townhomes, retail, restaurants, condo/hotel/rental lobbies, ballrooms, and resident amenities.

In reality the Aqua podium is your typical mega bustle similar to those in river north, only much prettier.
This is due to parking being stuffed below UL Columbus, contemporary townhomes facing the park 50 feet below, and a contemporary colorful street frontage. On UL Columbus the podium will look have a Crate and Barrel/Room and Board contemporary look which will really liven up the area.

Great renditions...Thank You.....even though I am confused about the upper photo it looks backwards. I think that the swiss hotel might be in the wrong position. Tell me if i am wrong?
