small update....


crane went up for the kirtland condos on 300 west and about 750 south. They broke ground a few weeks ago.

Also the central core is now up on the SoDo Lofts on about 250 west and 875 south.

I saw that crane as I was coming back from the airport yesterday and wondered what it was. I haven't heard anything about either of those projects, do they have a website or anything?

On another note, it looks like The Metro condos have topped out, at 7 floors.
I don't mean to be a wet blanket here, but with all the housing projects going on in the city wouldn't you think we'd get one, how do I say it... taller? The Metro 7 floors, marmalade 5 floors, Broadway park lofts 6 or 7 floors, Patrick drygoods 5 floors, Westgate lofts 6 floors, One and Nine 4 floors, liberty midtown 5 or 6 floors, Angelinas Corners 4 floors.
I mean, look at Denver, they have 3 or 4 residential/mixed use towers going up that would all be our new tallest. Granted Denver is a larger city, but shouldn't we be getting something taller?
I know someone will point out CCC which is true, but IDK, it seems to be in a different class; it's the LDS church's project, which somehow makes it seem separate from the rest of the city.

I know, I should be happy with what's going on, I would just like to see some new height, and with only one office tower proposed, a tall residential building would be great. Of course all these low-midrise buildings will definitely increase density downtown and close by which can only be good for the life of downtown.
Which reminds me. I just returned from D.C. and talk about density! OMFG that place was crowded. We went to Georgetown on a monday night and the streets were packed with people. Driving was a nightmare, which made me wonder if I really want our downtown to ever be that crowded. Of course if it were, there's no way I would drive, which I wouldn't have done in D.C. if I had to do it over again, the Metro rail is quite nice.

I think we all know Hamilton Partners pretty well.... I'm going to save my party for the day they start digging for 222 S Main, and even then I'll be careful not to get too excited. Remember Boisetower?

an update on sugar house redevelopment

I'm glad to see that most of the stores are finding new homes, but the fact that they are all spread out will mean we can't have the same experience of walking by all of them with lots of people on the streets.
It's cool Orions music will move to 4th S. under stoneground. the whole area north of the library, 3rd S. broadway district is pretty cool. Maybe more cool displaced buisnesses could move to that area and it could become really cool.

yeah that would be cool. Especially on a day with cool temperatures. Likely to find alot of cool pedestrians walking around.

SLC really needs a cool area like riverwalk in SA where the whole area is lined with restaurants and stores. Everything seems so spread out in utah with pockets like 9th and 9th, but nothing major.

I agree, we only have little pockets; 9th and 9th, sugarhouse which won't be around long, 15th and 15th, broadway.
There is really no place in salt lake where you can go with lots of character where you're guaranteed to see alot of pedestrians an experience a real urban feel. The closest things we have are Sugarhouse and the Gateway. But the Gateway is an artifical environment that lacks history and character and is filled with chain stores, really not a unique city experience.
I have hopes for the area west of gateway as it's totally rundown now and unique edgy areas tend to develop out of rundown industial areas.

where would be a good place in SLC for a nice riverwalk type entertainment area? I don't believe the LDS project will be anything like that, but how bout somewhere else downtown that can be set apart as restaurants and shops with pedestrian traffic? And not mall style either...

" Mecham said he wants to build a high-rise office building and underground parking garage on the southwest corner of 2100 South and Highland, with a condominium building just south of that, along Highland. He said there will be ground-level retail space throughout.
Demolition is set to begin this fall, with construction to follow. "


I wonder when he says highrise does he really mean a building up to 7-stories?
But over all this sounds like a cool project that I hope could help add to the area. Can't wait to see some renderings of this project.

I doubt it would be anything bigger than 10 stories. In fact, I bet he's forced to lower the height since the SugarHouse Community Council is fairly strict when it comes to tall development.

That tower built across from SugarHouse Park a few years ago was supposed to be taller, but the council forced them to shave off a few floors.

I think "highrise" means 8 stories max because that's all that was approved during the zoning change at that site so he can't build higher. The media often mess up the terms. (I sort of consider "highrise" to mean anything over 295 ft like this forum defines it. I don't know where that cutoff came from but it sounds about right to me. And Mid-rise to be over 5 stories/60 ft. or so, anthing less is low-rise. Is there a universally accepted definition?)

I'm trying to think of where a good place for a "riverwalk" type of project. Maybe west of Gateway like I was saying. The city has already bought up the possibility of bringing city creek to the surface in that area and there are about 5 blocks that really don't have anything on them right now. Seems to be a good canvass to work with. I think the zoning in the area restricts hight to 200 ft. but that would be sufficient for some mid-rise residential buildings above the street level retail and such.

I agree, "high-rise" is a fairly elusive term, often relative to the height of the buildings surrounding them.

It's sort of like "SUV" ... is it a truck that carries a lot of people, or a really big car? It depends what you're comparing it to.

I feel the same way about the Gateway. Sure it looks nice and it was developed over a blighted area, but it isn't the heart of downtown. Salt Lake needs to work on bringing and encouraging more pedestrian activity downtown, besides Temple Square and the Gateway. I don't think the new City Creek complex will really accomplish that either. I know this comment might tick a few people off, but Salt Lake needs to look to other cities such as Boise and Portland and even Boulder to see what they have done right with their downtowns. In all three of the cities I mentioned there is a very healthy amount of non chain establishments and a vibrancy and pedestrian atmosphere that Salt Lake cannot even touch. But Salt Lake has a lot of potential the only problem is that there are too many suburban cities that want a piece of the pie along the Wasatch. Times are changing, so in another 5 - 10 years Salt Lake might have a downtown other cities will be jealous of. Hopefully it is the case.

I agree. I think it would be great if the city gave a nice size tax break to local businesses to locate between First South and Third South along Main.

Give them some incentive to locate there. Toss in 1 or 2 national chains and watch the people flock to the area. When the area starts to get going on the highrises, offer the developers incentives for local businesses first. And while the area is being redeveloped, offer the displaced businesses the same incentive to relocate to an area near by. This way we can keep the local businesses going while increasing the foot traffic in the area.

CCC will increase the foot traffic downtown. Yet, until there is anything of significant interest between 1st south and Sam Weller, that area will be pretty quiet

Pre-CCC I would take trax from the malls to Galivan because there isn't really anything worth stopping at in between on any regular basis.
