^I don't think so. I thought they were skipping number 13, but when they started adding the 22nd floor, it's truly at the 22nd floor. I remember a few years ago going over Centerpoint's floor plans (when I was processing the plats) and vaugely remember seeing all 22 floors (and all 30 floors for the Phase 2 tower).

About those lights Vertex...I personally love those lights, hehehe. They glow so beautifully at night. Same thing with 44 Monroe's lights, they light up that area, boucing the beams off of the 101 Building. Pretty soon, the lights from the interior will make both towers look cool at night, so I can't wait. The lights don't bug me, but then again, I don't live in Downtown Tempe or Phoenix (yet, hehe).

Wow! Tempe seems to be marching to a different drummer than the rest of the valley. Their marketing strategy has a gimmick that is working; the lake. Very exciting development!

I like all of the shading devices; the deep balconies, the long overhangs, the screens they use on the exteriors of the towers, rather than just a glass curtain.

It looks to be a hell of a lot smarter than Hayden Ferry Lakeside.

I really like how all the buildings are distinct. Very different elevations. The different tops are all really cool.

... I wonder if those shades on the buildings are remote operate by the people living in the condos? That would be really cool...

wow that looks awesome. referring to the previous comment, Tempe has its own unique competitive advantages that other downtowns like Phoeinx, or Scottsdale dosen't have. Namley, a lake, a 24-7 downtown already in place, and explosive growth all around. I don't see the market being too much of a problem.

Drove by Tempe on the 202 on my way to the Stockyards Restaurant (the law school had an event there yesterday) and I was blown away by how massive Tempe is starting to look. The shortest of the four Centerpoint towers looks positively huge, and even the latest phase of Bridgepoint or whatever they are calling it (13 or 14 stories) has made a significant impression on the skyline.

Ten years from now, Tempe will be virtually unrecognizable, more so than Phoenix I think.

Amazing stuff. I didn't stop to snag any photos because I didn't feel up to the task but I'll try to get some later in the summer.

gives the current timeline. As of last month, it was still in design development. I assume entitlements are next. So ... nobody knows yet. A first phase will probably be starting in a few months.

Hey everyone,

I've been lurking here for months, just reading up on all the developments in downtown Phoenix and Tempe! I check several times a day for updates, and realized it's time I join, so here I am! My name is Jon, I am an senior at ASU and have lived in Tempe my whole life, so it is really exciting to see what's happening downtown! It is my goal to have a high-rise condo in Tempe after graduating, and travel to Suns games via the light rail without having to worry about watching how much I drink!

So, what made me finally post haha... I noticed on my way to the gym last week that the sign is up for Onyx! That place should be awesome! I had thought it was going on the far corner past Grigio, but is it actually on the corner of Rural and Playa del Norte? Oh, also, for the life of me, I can't figure out what the building is next to In-n-Out... it looks rather hideous right now, I thought it was a Sonic at first, the way it looks to have stalls, but idk what it is now!

Welcome db--we always like those nifty news items that come in so anything you can add is always welcome.

The building between Onyx and In-and-Out is supposed to be some small office block. There's supposed to be another larger office block on the lot between Playa del Norte and the 202 onramp and what looks like from Tempe's project updates a six-story hotel as well.

For a city to have lived my whole life in, I'd have picked Tempe, easy--but growing up in Chandler without a car and no damn bus service taught me how to love a city. You kids have it lucky. ;P

Welcome to the Forum!

To answer your question, that small building on the corner of Playa del Norte and Scottsdale Rd. is a 2-story mixed-use building, titled "Playa del Norte Lot 2." There will be a Starbucks on the first floor, and 4 retail/resturant spaces occupying the rest of the building (1st level). There is only one leasable space for the second floor (above the Starbucks), and that will be for office use. As for the architecture, a perforated metal structure will be the main feature as the roof, and a sculpture garden will occupy the space between the Starbucks and the 4 retail spaces. Concrete and glass will add to the design as well. The retail space should give the residents of the entire Playa del Norte development (Grigio, Northshore, Onyx and Aloft Hotel) an area to eat and shop, which includes the In-n-Out Burger.

So thats what it is! I had also been wondering what the hell that structure was. It sure does seem to have a pretty "beefy" structural system for only being a two story retail building. Are renderings posted anywhere?

a couple new renderings of the marina heights, I guess Sun Cor states that they don't plan to have all the buildings complete until 2029. I wonder what condo prices will be like by then?!?
