They're not all rich, per se, but just better off financially than the people that was there before them.
For instance, you make $50,000 a year and live in a tenement apartment paying $800/month rent.
When your lease is up, the landlord knows he has someone lined up that is willing to pay $1500/month.
You lose the apartment to that person.
That person is making $70,000/yr. He or she is not rich, but just makes more than you.
Multiply this many times over in a neighborhood and voilà, you've got higher rents and thus, gentrification.
