I happened to be at the office of the S/MEP engineer that is working on Studio Gang's proposed building in Hyde Park and saw many, many renderings, sections, stress studies, air-flow diagrams, etc. Very cool building, and I will post a sketch of a section/elevation that I drew up of what the building will look like (hard to tell from the current renderings because the trees in the foreground obscure it).

It's always great reading the amazing information from all of the dedicated members. I sometimes scratch my head wondering how you guys are so amazingly on the ball and in the circles of the action. I just happen to be a guy who loves the city and its ever evolving skyline. And every once in a while I am just dumb-struck by how much has changed in such little time. Consider the how much has changed since 1999. The list below (borrowed from Steely's list on page 1) lists all buildings built since 1999 over 500ft .

Yeah for shits and grins I did a little comparison between us and NY....ya know that "other" skyscraper town

I used Emoris public data and steely's list ......Steely I must say you do an absolutley Herculean job keeping that thing up to date....and kudos as well to your helpers

ALmost like a pubescent boy moving into manhood....the city of broad shoulder seems like it will be getting broader still

I guess I havnt followed these 2 that closely in the threads. So the North tower is TO and there going to work again on the South Tower. Wow I have to say that I am underwelmed by the finished tower.

Don't panic quite yet, MPT. The sides of the towers which face one another(which you see in the above photo) are less glassy than the outside walls and front.

Check out the website and you can see better renders of what the finished product will be like. No, there is nothing groundbreaking here, but it will still look like quality when completed.

Just in case anyone doesn't know the background on this building, and wonders why I am against demolition: William Pereira (LAX, Transamerica Building, Irvine CA master plan, many others) was a Chicago-born architect who started his career here. His early designs, often misunderstood as Art Deco, were really a product of 1933-fair Modernism, making him one of the first modernists to practice here. This is one of the very last of his Chicago buildings that still stands, and probably the most prominent example.

REDEVELOPMENT | Owner alters plans from small shops to 130-foot hotel; rezoning OK needed

The owner of the shuttered Esquire theater, 58 E. Oak, has changed plans for the property and now plans to replace it with a 120-room hotel.
Zoning documents filed with the city show that the owner, M Development LLC, plans a building about 130 feet tall with the hotel and about 24,000 square feet of retail space. The site is on a stretch of Oak Street that includes high-end shops.

But it needs a zoning change to proceed. When M Development closed the Esquire last September, its principals said it wanted to replace it with a small building exclusively for boutique stores, a project that would not have required new zoning.

The new request triggers a review by the city's Planning and Zoning departments that could lead to a Chicago Plan Commission hearing in a few weeks.

Mark Hunt and Jeff Shapack, principals at M Development, could not be reached. Their firm also plans a 20-story hotel at 1112 N. State, site of a four-story building that dates from 1924. It's the old Cedar Hotel, and its terra cotta facade is to be incorporated into the new design.

The Esquire was an example of an ornate movie house dating from Hollywood's Golden Age of the 1930s, but in its last years it was relegated to second-run films. The newer multiplexes got the best bookings.

The City Council turned down landmark status for the theater in 1994.

Don't give up hope yet, the Roosevelt-Indiana-Michigan parcel is undergoing new design concepts, and the end result I suspect will please many. 100+ floors would surley kick ass, but I don't think we will be quite that lucky. But hey, just 5 years ago no one expected anything 500+ feet South of Congress.

Shoreland switch to condos in motion

A long-planned conversion of the Shoreland Hotel in Hyde Park into a mixed-use project with 281 condominiums is advancing.

The Chicago Plan Commission approved the plan last month. City Council approval is needed.

Evanston-based R.D. Horner and Associates, along with unnamed partners, will develop the project through an entity called Shoreland Financial LLC.

The 13-story Shoreland, at 5450 to 5484 S. South Shore Drive, will be converted into 1-, 2- and 3-bedroom condos, about 4,900 square feet of ground-floor retail space and about 306 indoor parking spaces, according to the plan the developer submitted to the commission.

Built in 1923, the Shoreland was added to the National Register of Historic Places in 1986. The University of Chicago uses it as a dormitory.

Plans to convert the hotel originally were taken on by Kenard Corp., a company headed by the late Hal Lichterman that in 2004 purchased the building from the U. of C. for nearly $6 million.

In fall 2006, R.D. Horner and Associates and partners bought the building and Lichterman's plan for an estimated $10 million.

Robert Horner says he expects to cultivate the Lichterman plan. "I'm sure there will be some evolution of the plan as we get closer to construction," he said.

Horner says the units will range from 750 to 1,600 square feet with prices from $250,000 to $750,000.

Actually, "site prep" is already underway, as they have been working on repairing the garage in prep. for this project for several months already.
