Okay got some big news, I just drove down by the waterfront district and noticed they have started work on the 31 story Legacy Tower. They have fenced the lot up and have bulldozers and other equipment on the lot. They have started clearing the land...

On the subject of the Ampitheater at Villa Muse I heard it would be at least 70,000 and possibly even higher, so it could go up to 75K who knows.

I'm curious here now. With so many units going up in downtown and existing units remaining on the market for so long that price reductions are necessary, how much do investors think they'll gain from buying into downtown Austin? And I do mean investors! I've already heard of several people who have contracts on multiple units in the 360 with the intent to flip them.

As you know, investors are instrumental in distorting true housing demands.

You have to take into account that a large number of units (Legacy, Altavida, Monarch) are apartments...not condos.

“Distorting?” I don’t know if I would go out on a limb and say that investors “distort ‘true’ housing demands.” If you really think about it, all home owners are investors in their property; even if it is their homestead. Nobody buys a home out of necessity.

What's more, you'd be a pretty foolish if you “invested” in a home, with the intent to flip, and did not complete your due-diligence on the property (whether it be a condo or SFR). Additionally, you must be confident in your ability to achieve a specific cap rate set forth before you buy. The profit in any deal is made on the front end!

Plus, investing is a part of any business. The condo developers don’t necessarily care if a buyer is a flipper or a home owner. They made a sale! That unit is gone! In my mind, a smart “flipper” wouldn’t spend much more than $150,000-$250,000 on a condo unit in the Austin market. If one spends more, you will be really cutting your cap rate down and your unit(s) will have to endure a longer period on the market.

I have not seen any recent numbers on the Austin condo market, but the average single family residence in Austin (1Q2007) sits on the market for about 70 days. And the market, as a whole, has about a 2 month supply – which is considered very healthy.

Nonetheless, developers are becoming wary in both types of residential markets. But the overall, short-term, economic outlook is still positive through 2007 and into 2008.

Also, there’s something that people seem to be forgetting here when discussing the number of proposed and under construction units in this market…the delivery times. Timing is everything, and most of the units in said projects will be delivered over a several year period, i.e., between mid-2007 and the end of 2010 (for the projects already on the table). That being the case, demand should still outweigh supply. On the other hand, I would agree that if every project was planned to deliver their units within the same 6-9 month period, I’d agree that there may be an over-supply situation.

Does anyone have some tips on starting a home-building company? I've got a really great concept for single-family houses, but I don't have a clue as to how to go about raising investor money, contracting or anything else.

I know of investors locally that negotiate much lower unit purchase prices by buying in volume... 3-5 unts, etc...

Some plan to rent... some flip based on market demands.

^^ I think that's a good point.

Still, a little oversupply isn't a bad thing. It means that projects are getting built. It can spur a correction in pricing (if they are, in fact, inflated) which can in turn open up the market to more potential buyers, which could, in turn, spur more projects to satisfy the growing market base.

Keep in mind that over this 5 year delivery period, the Austin Metro is expected to add +/- 200,000 people. 4000 downtown units only represents 2% of this growth...

Good point. It's probably closer to 4% - if you consider that not every unit will house only one person.

Remember one thing...the more "investors" you have, the less profit you will make!

Have you ever built anything before? Are these going to be SPEC or custom built homes? They are very different in the eyes of banks.

First thing you may want to consider doing is to make networking rounds with local home builders and see how they got their starts. Tell them who you are, what you want to get out of the meetings, why you want to get into the industry, divulge any prior professional experience you may have, etc… In the worst case scenario, you will be making future business contacts.

Does anyone know why Legacy @ Town Lake is not listed on Emporis? When does a building get listed on Emporis? Legacy was approved awhile ago. Wasn't it?

Also it would be great for someone to post a current list (with pics/drawings if possible) of all the buildings under construction. And a list of all the approved buildings with the latest date they might start construction. I am having a hard time keeping track of all this.

No problemo! Kevin is continually updating/modifying the list at the beginning of the thread (adding new renderings, projects, etc...) Same goes for the Emporis page(s), when changes/additions come about.

WOW... a Twelve hotel in the Domain potentially. I would have thought Nov. would have pursued that at one of the post office sites?!!

Another thought in regard to population growth. Historically the metro area doubles in population every 20 years and we are still on that pace. 25% of 1.5 mil = 375,000 more folks in the next 5 years if that holds accurate.

I could see a situation where Austin grows at a faster clip once SH130 and the southern SH45 loop opens up and utilities are in place - there will be a lot of relatively cheap land available. Lets just hope it is not traditional sprawl that occurs.

In regard to downtown population I can envision it as an ever growing magnet... the more people and ammeneties that are established the more folks/amenities it attracts. Almost exponential.
