VivaLFuego, I agree with you; as I said in my followup, they did take some of the neighborhood's concerns into mind when designing the tower. I don't think it's going to block anyone's views (from what I understand, there are a few units on the north side who will be affected, but everywhere else the impact will be minimal) and hopefully the effect to the neighborhood as a whole will be minimal. The green roof is a nice addition, too... of course, they had promised NY owners that they were going to do something like that on the existing parking structure three years ago and that hasn't happened yet, but that's another story.

My main beef is with Invsco and their deceitful practices. Had they been forthright about their plans from the beginning, I wouldn't complain at all now. As a matter of fact, if my circumstances were different, I'd absolutely be staying in the condo (I LOVE my view, and wish I could be there to watch Trump/Waterview/Spire bloom on the skyline). I just hate seeing those bastards at Invsco profit at the expense of existing unit owners.

honte amen brother! One thing I learned from this; if you have any questions at all about a property you're buying, get the answer in writing. At the neighborhood meetings, I heard a number of other owners with similar complaints as mine. This could be an example of a crooked sales agent, or perhaps people higher up told them the story I heard and they were just relaying what they were told. Who knows. Point is, if you're going to invest a quarter million dollars in a property, you damn well have the right to know what's going on around you, and if you're suspicious at all, walk away from the deal. It's just not worth the headaches!

There was a lawsuit and there was Helen Schiller (alderperson). And this was the compromise. The New Yorker residents weren't the only ones complaining about this building. But hell East Lakeview has had lots of ignorant immigrants into the neighborhood...one couple bought right next to a hot night club and tried for years to get them to shut it down.

Despite requests to hold off on any decisions until 42nd Ward Alderman-elect Brendan Reilly takes office on May 21, the city's Plan Commission last week approved plans to build a hotel on the site of the vintage Cedar Hotel, 1112-18 N. State St.

Additionally, the commission gave the green light for the building of the Chicago Spire, an 150-story tower to be built across Lake Shore Drive from DuSable Park, which is located near Navy Pier, where Lake Michigan meets the Chicago River.

Both projects need approval of the full City Council.

Although the community, preservationists, and even Reilly called for the Cedar plan to be deferred until Reilly takes office May 21, M Development received approval to build a 20-story, boutique hotel, with approximately 150-200 guest rooms, a restaurant and limited-meeting space.

The development was designed to incorporate the Cedar's existing brick and terra-cotta masonry facade, and both the facade and current setback will remain as is, and the plaza/setback will remain and be enhanced with new landscaping.

"We are very pleased with the Chicago Plan Commission's approval," said Jeffrey Shapack, a principal with M Development.

Since the Cedar is orange-rated on the Chicago Historic Resources Survey--meaning it possesses historical significance--it will be subject to a 90-day delay when developers apply for a demolition permit. Architects Rissman and Hirschfeld began the Cedar's construction in 1924. The building is listed on the National Register of Historic Places.

Shapack said M Development is committed to rehabilitating the Cedar's existing facade, and that original features and materials will be retained and preserved as possible.

would someone from emporis please create building entries for the following 3 projects? i would like to get them up on page 1 of the rundwon.

- the 50 story arquitectonica designed building at 300 north michigan

- the 13 story citygate centre grand hotel in naperville

- the new 523'/49 story fountain square tower proposal from klutznick/focus in evanston. the old 38 story roszak fountain square proposal should be changed to "never built".

I regret to say I've confirmed the news that the U of C's South Campus Residence Hall in Woodlawn has been downgraded to a low-rise. (14 > 9 stories) Still with all the good news going on, this is a trifle.

Does anybody have news regarding the two projects in Hyde Park? Either J. Gang's condo at Cornell and 56th, or the condo at Cornell and 53rd?

A New Jersey development firm that owns several apartment buildings in Hyde Park is now planning a 26-story condominium tower for a site just north of the Museum of Science and Industry.

The developer, Antheus Capital LLC of Englewood, N.J., is seeking zoning approval for a 142-unit building with a glass facade to be located at the northwest corner of East 56th Street and South Cornell Avenue.

Antheus hired Chicago architect Jeanne Gang to design the tower, which would replace a surface parking lot and a two-level parking structure.

“There’s been very little new construction of residential buildings in Hyde Park,” says Eli Ungar, a partner and principal with Antheus. “There are very few options for people interested in a highly amenitized, well-located condo building in Hyde Park.”

Mr. Ungar and his partner, David Gefsky, began buying apartment buildings in Hyde Park in 2002 when they founded their company. The two now own more than a dozen properties in the neighborhood, including four buildings on the block where the new tower will be built, Mr. Ungar says.

Antheus bought the site in September along with the 220-unit Windermere House apartment building just to the east at 1642 E. 56th St. for $34 million from Chicago apartment company Metroplex Inc., according to property records. Antheus then bought a small apartment building in October at 5528 S. Cornell Ave. for $3.55 million just north of the development site.

The new building, dubbed Windermere West, would be a glass-encased tower to include more than 310 parking sites for residents and people who live at Windermere House apartments. The new tower also is to include about 3,500 square feet of retail space and a health club facility for the condo residents.

Hyde Parkers got a glimpse of the building at a public forum in October, where some raised concerns about the building’s height, its modern design and its location right next to Bret Harte Elementary School, according to the Hyde Park Herald newspaper.

Another public hearing will be held in coming months, says Kimberly Webb, chief of staff for local Alderman Leslie Hairston (5th). She says it’s too early to say whether Ms. Hairston will support the project.

“The community has some concerns that need to be addressed,” Ms. Webb says. “Nothing’s set in stone.”

The project could have zoning approval in about three months, which would put it on track to be built by late 2008 or early 2009, says Antheus’ zoning attorney Graham Grady, a partner with Bell Boyd & Lloyd LLP.

Ms. Gang, head of Studio Gang Architects, is also designing the 82-story Aqua high-rise that’s being built in the Lakeshore East development near Millennium Park. Ms. Gang didn’t return a call seeking comment.

So I was thinking yesterday about the nature of the boom across Chicagoland, and wondering if the downtown Chicago boom is going to get a second wind as the suburban mini-booms run their course.
I'm basing this on the Des Plaines to Palatine Metra corridor, where new projects are getting scarce. I know of no new major projects in Arlington Heights now that the Metro Lofts are done.
And in Palatine, after building almost 900 units over the last few years, there's only 150 new units currently planned, and they won't even start site prep until August. Nobody's going to be able to buy new construction here for at least 18 months.

So as I said, I wonder if that suburban wrap-up is going to focus energy back towards downtown Chicago, with the condo slowdown mostly being absorbed by the burbs building out. Really, there aren't that many choice spots left near the Metra stations.

Bad news...according to ChicagoShawn, the Arquitechtonica LSE tower will not break the 1000 ft mark.

thanks dan. all three buildings have now been added to page 1, and the U of C's residence hall has been removed from the list.

well i guess this is do to the measure of the towers in the LSE east developemnt. I mean we heard the tower will be about 1050ft, but measure that with all the multilevel stuff in LSE will make the building somewhere in the 950+ range? Am i correct for thinking like this?

The Chicago condo market is not affected by the Suburban market.

And there are plenty of Metra stops in old suburban downtowns left for TODs.
Edgebrook is still 1-2 storeys, Old DT Glenview, Northbrook and Edison Park are likely choices. The unknown old subs like Berkely and Maywood would be awesome for new midrise condos. I even expect that Melrose Park and Bellwood will eventually get some interest. There is no shortage of good locations for TOD in the old suburban ring.

I'd rather take the loss than be forced to endure a spire...not that I'm envisioning this spire as conducive to the building anyway.
