I've seen a color daytime rendering too. The color of the brick or whatever looks almost like a pale pink...not sure...hard to tell

Just got back from the press conference - it'll be quite the building. The owners said a late July-August groundbreaking with a Fall/Winter 2009 opening. They also have pulled the shades up in the sales center and there's an awesome model. I think it'll be awesome.
I think we should all pool together for one of the penthouses...only a cool $8 million. I think we can split that...

Good. That is, if something else can be developed on that small unused portion of the block. Don't get me wrong, tower proposals are great, but I really can't stand the huge parking structures these things stand on. Larimer place condominiums, for example, bring a lot of people into downtown and even look fairly decent from a distance, but what the building does to larimer street is nothing short of shameful.

I feel like an idiot for not bringing my camera...if I had known the press conference was today, I certainly would have brought it. The design looked similar to the original proposal, but only with 45 stories instead of 50 (as if it makes too much of a difference). The top is my favorite part - I was told it lights up at night, similar to 1600 Glenarm.

why would they not use a full half block?... seems odd, unless they *want* surface parking... that small piece could end up being next to useless.

edit: we posted at the same time, and yes, that's awful... fronting on skyline park, too. i figured they would use the full half block and make that corner a nice entrance connecting to the mall. wasted opportunity i say.

I assumed that the 4S would take up half of the block, but it takes up maybe 3/4, leaving a kinda funky shaped footprint in its wake. The rendering with the sunset in the background really shows it well.

The lot that faces lawrence is used as the entrance. The lot that faces 15th is owned by a company in south denver. That was the lot that was going to be used for the Hines office building. I guess that company didnt want to sell it.

If that's the case, that means there is a significant setback from the street on Lawrence that would be essentially a large plaza, not exactly that best thing.

As for the lot on 15th Street, let's pray for a continued strong demand for office space and that the current proposals quickly gather leases.

I'm really not sure how much space there is, but a quarter block is plenty for a retail structure. Hopefully it won't be a plaza, but I wouldn't be surprised...

1111 Tower LLC owns the entire parcel, it's a fargin' plaza.

1100 15th is owned by 1415 Lawrence Arapahoe of Littleton CO.

If you look at the original site plan on Carney Architects website...you will see that side fronting lawrence is a plaza with retail.

fantastic....and thank you SO much for not taking up the entire 1/2 block...mega developments tend to be pretty uninteresting, especially with one tower on them.

if you look closely - there is a nice setback on the top few floors before the spire (from lawrence / arapahoe sides)

I meant they own the parcel bordering Arapahoe, 14th, and Lawrence that covers 3/4 of the entire block. So, if the entrance is on Lawrence, there's going to be a good-sized plaza located there.

I see what you are saying Junkie, I was trying to express frustration that other guys didn't. Shit...

Donald Trump is still looking for a possible deal to build a new tallest in Denver. Don't be surprised if Trump comes out of nowhere with a new tallest proposal for Denver sometime in the next 3 years.

....this is an attractive building with the glass house effect on the upper floors which greatly help the lower windows which are Republic Building..esque. I wonder what the new color is.....kind of grey or blue? I like the color better than the red and white mix. Also, the top isn't too bad, not as dynamic as before, but anything is better than flat.

This tower will fill in the view of downtown from the south and west. I like it.
