I stumbled across some info. Nothing in particular about the building though, just Walsh's interest in pursuing the work; that's why I was asking here. Any renderings around? I've been spending the majority of my time in the the Chicago Spire thread, so there's no way to catch up on 2 versions of this thread that have gone by.

Plan for huge former post office considered

The old Chicago Post Office, a behemoth that spans the Eisenhower Expressway and two city blocks, is so large that developers have struggled for almost a decade to come up with a workable plan for the vacant space.

On Thursday, 11 years after the U.S. Postal Service moved its operations to a newer facility nearby, the city's Plan Commission will consider a proposal to convert the building's 2.5 million square feet of empty space to a sprawling project of hotel rooms, offices and residences. Previously, different developers have proposed creating a mausoleum, a casino, an auto mall and a water park in the Art Deco-style building.

The latest renovation plan, supported by city officials, includes removing more than a million square feet from the building's center to create a north tower for office space, a south tower for residences, a 240-room hotel facing the Chicago River, 400 parking spaces and a green rooftop terrace.

Walton Street Capital LLC, the real estate investment firm that came up with the proposal, has pitched idea after idea to prospective tenants and hoteliers over the years. The firm first indicated its interest in the space to the Postal Service in 1998.

But the building's size, its historic designation and its proximity to nearby railroad tracks and the expressway have stalled the project repeatedly.

"It's a fascinating project, if we can pull it off," said Raphael Dawson, a partner at Walton Street.

The city will likely kick in subsidies, in the form of a tax-increment-financing grant, for Walton Street, said Constance Buscemi, a spokeswoman for the city's Planning Department. She declined to provide specific numbers.

"We've been working with them on this for quite some time," Buscemi said.

The plan takes a "grand, old building" and gives it a new purpose, she said.

The 10-story building, once the world's largest post offices, is on the National Register of Historic Places. First built in 1921 and then transformed with a dramatic expansion in 1932, the building was designed by Graham Anderson Probst & White, the same firm that designed such Chicago landmarks as the Civic Opera House and the Merchandise Mart.

Because of that designation, the proposal needed the approval of the National Park Service, which oversees properties on the national register. Dawson said the park service has given its approval.

David Bahlman, president of Landmarks Illinois, a statewide preservation organization, said he is disappointed there isn't a plan that could save the entire building. The old post office has been on the group's list of most endangered landmarks, he said.

But he acknowledged that the structure's size and location made redevelopment difficult.

"This is a tough, tough project . . . one of the most difficult preservation issues I have ever seen," he said. "It's the poster child for what we call white elephants."

The stalled project garnered the attention of a U.S. Senate subcommittee last year, when Sen. Tom Coburn (R-Okla.) used the old Chicago Post Office as an example of surplus federal property that used taxpayers' dollars to maintain vacant space.

It cost the federal government $2 million a year to maintain the building, he said last year.

I apologize if this is old news, but I've heard that the U of Chicago dorm currently U/C has been downsized to 9 stories from the original 14, mostly due to escalating construction costs.

photo file conversion

Hey guys, an architect friend who's working on the Art Institute addition sent me a couple pictures of the skyline taken from where where the bridge that is to connect Millenium Park will meet the top of the new wing (a cafe area of sorts).

I really want to share it with everyone, but it's a pdf file, and I don't have the software to convert it to a jpeg or other format for flickr. Can someone suggest where I can download free software? I will try and post after work.

Yeah, I'm bummed about my alma mama... my dear poor U of C. And the views over the Midway and the old campus would have been so great from the upper floors on that one. Maybe on the bright side for the real estate market, Shoreland will go condo in 2009 instead of 2008...

^^^LBV: Just open the PDF, hit the 'Print Screen' key, then you can paste the image into Paint and save it as a JPG. Free and easy.


Also, on Q101 this morning was an ad that 1555 S Wabash was having a ground breaking party this Sun, Apr 22. Hadn't seen this mentioned yet. Does that mean it's moving to Site Prep soon?

Where did you hear of this? The U of C website still shows a 14-story building.

155 N. Wacker - Plan Commission

Anybody who made it to the Plan Commission meeting today - how did this one go? Yay or Nay, any new info, renderings, etc??


One thing I just realized is that 155 has remarkably similar shaped floorplates (although a couple thousand sf larger) to 300 N LaSalle, with the rectangular indentation on the narrower faces...

Thanks Aaron, but I must be technically inept. I'm only getting as far as the "print screen" key. What is "Paint" another application?

Go to Start > All Programs > Accessories > Paint

Then paste it there, crop, and save as a .PNG or .JPG

Paint is indeed another application. Its that program that comes with all windows and you can draw stuff in it using your mouse. Well if you don't know what it is, its usually in Start Menu-> All Programs -> Accesories.

Then just click on the little "paint" icon and then it will open. From there just right click and say paste. Whatever your screen looked like when you hit "print screen" will paste into paint. Then you just trim off the edges you don't want using one of the various tools (they are all on a tool bar and you can just hold your cursor over them and a little bubble saying what the tool does will show up). After that, just click, File-> Save as, and then save it as a .jpg or .bmp and there you go, you have a new, usable, file...

Opps, Kngkyle beat me to the punch! I'll leave this up anyhow, its a bit more detailed in case you have any more questions...

not to turn this into a techie forum. But if you open a PDF and just go to file>save as you can change the save as type to JPG including many other formats.

Any word on the post office?

Approved. Likely city subsidies to top it all off (or, shave it all off, as it were). Nomarandlee posted the article in the Gen. Devs forum, since it's only 10 stories.

also, are there any renderings/diagrams of what the post office project might look like? Are they just going to coop out a hole down the center of the building, or will there be visible changes from the outside?

Illinois st. Next to the Sheraton

I heard a rumor from a broker in the downtown area that the huge parking lot in front of the Sheraton might be developed. Its on Illinois st., across from the AMC theater.

I'm curious, has anyone else heard anything about this site? Its a huge lot and I would LOVE those suburbanite cars to go somewhere else.
