No problem; nobody's asking you to reveal your source. Just more about the building itself. What else did they tell you? Does the 1 building take up all 3 lots, and if so, is it a 3-lot podium with 1 lot's worth of tower? Or is the tower long/wide so that it occupies 2+ lots?

Yes...i wish somebody would verify all these project for lakeshoreast im confused. I know about Arquitectonica, then theres Aqua II?, then theres the 3 towers combined project that we just heard?

To clear the confusion, the Arquitectonica Tower was originally 1 tall tower and 2 smaller buildings on either side of the main structure. Now it appears that the 2 smaller buildings have been incorporated into 1 structure, increasing the height of the main tower. There are yet no renderings, so we'll just have to be patient and wait.

My sources have given the building a thumbs up. Trvlr70, what's your opinion, or have you not yet seen the design?

Yeah, Columbia memorial.....I saw them around here too. Great building, awful loss. At least that Old Navy is enough of a shitbox that it may soon be replaced.

Thanks for that, BVic. The potential seems really amazing - I might even be willing to drop complaints about the continuity of the Wacker Streetwall if this tower is tall enough and architecturally significant.

Consider, if everything were to happen, the incredible bulk that could be happening in this tiny geographic area, virtually all at the same time! It's almost on the scale of the Ground Zero reconstruction, but without terrorism, or government and insurance company aid, to move it along. Quite phenomenal.

- CS, 2000'
- Magellan Tower, possibly > 900'
- Reschke / Carley Tower, possibly 800-1000'
- Aqua, 815'
- Mandarin Oriental, 833' (?)
- BCBS, 743'

Another thought is that Magellan seems to be leaning toward the Megaproject model instead of the many smaller towers model per the SOM plan. This is putting the cart way before the horse, but supposing this next tower is a success like Aqua, I could see them combining the sites right on LSD to produce the biggest bang in the whole project. That could easily result in another JHC / Trump-sized building, and all of you who think CS is looking lonely will have the balanced river gateway you've been longing for...

Field Blvd connects to a parking lot underneath Lower Wacker. The west edge of that parking lot is separated from Lower Lower Wacker by a curb and sidewalk (and a fence if I remember correctly). It would be trivial to connect them (well, depending on who owns the parking lot and whether they want it to happen), but I assume you were thinking about connecting Field Blvd to either Upper Wacker or Lower Wacker.

Edit, now that I think about it, you must be able to get through already. The impound lot is east of where Field goes underneath Lower Wacker. How would anyone be able to get to the lot if they didn't go past that intersection. I think the city must have moved the boundaries of the impound lot back, as the fence that separates the impound lot from the River Walk has a section removed so that LSE residents can get to the River Walk.

The project isn't likely to be completed until 2010 at the earliest, Mr. Ong says.

Developer planning 2nd apartment tower downtown

(Crain’s) — As it gets ready to break ground on a 389-apartment high-rise in the Loop, Jupiter Realty Corp. is drawing up plans for another tower just five blocks to the west that would include as much as 150,000 square feet of office space and 300 to 400 apartments.

The Chicago-based developer wants to build the high-rise on a property at 108-116 N. Jefferson St. that a Jupiter affiliate acquired for $7.5 million in February.

Three months earlier, the City Council approved the other Jupiter project, a 49-story apartment building at 215 W. Washington St.

Each development will cost about $165 million, says Jupiter Principal Jerry Ong.


Amid a strong rental market, developers have started building apartments again, adding 1,976 units to the market in 2008, up from 421 this year, according to Appraisal Research Counselors, a Chicago-based real estate consulting firm.

Another 2,568 downtown units will come on line in 2009 and following years.

The rising supply of apartments doesn’t worry Mr. Ong.

“We are mindful of what people are doing, but we also think our timing and where we are in the cycle is good for both the 215 deal and this one,” he says.

Jupiter plans to target young professionals who want to be close to their jobs, betting that employers will continue to expand in the West Loop.

“Anything that is happening in that particular area is going to be well-received,” Mr. Ong says. “We’re very confident of that.”

Jupiter also is confident it can land office tenants in a downtown market that is improving but is likely to get more competitive as developers build more than 4 million square feet over the next three years. Mr. Ong says tenant brokers have already expressed interest in the Jefferson Street project’s office space.

The tower, expected to be 45 stories or higher, is in the early planning stages and isn't likely to be completed until 2010 at the earliest, Mr. Ong says.

Jupiter plans a September groundbreaking for the Washington Street building, which will open in 2009, he says.
