Btw, who was the architect?
From what I know. This was a competition for a tower holding approx 500 housing units and a 200 room boutique hotel. I don't know that particular design featured above, but at the very end the two top schemes were from Helmet Jahn and SOM (I don't have pictures). For some reason the project went dead. Its an exciting site and it will be developed as a landmark building in the near future but by who? and How?

And, perhaps more importantly, New York style land costs.

Basically. I'd favor just about any improvement over a surface parking lot (aside maybe from just a huge parking garage). The West Loop desperately needs more residents, and if this + RD659 + the huge Fifield development to the north all get built, we're talking 3000+ new residents that could actually provide a critical mass for significant retail, and then hopefully a snowball effect of increasing demand further and getting some true skyscrapers and more mixed uses. Considering the sorry state of the West Loop today, I wouldn't fight against this project.

Luxury Condos Rise In Chicago's Gold Coast

By Kelly Sheehan, Online News Editor

MARCH 01, 2007 -- Chicago -- The Prime Group Inc., a Chicago-based real estate developer and operator, is building Ten East Delaware, a luxury condominium building in Chicago's affluent Gold Coast neighborhood. The 121-unit, $124-million complex broke ground this week and is slated for completion in mid 2009.......
Reschke said that Lucien Lagrange has designed the building with a "little bit of a European and Polynesian flair, circa 1920."
Polynesian? circa 1920?

Hmm. Interesting. Thanks.

What do you mean by how, though?

EDIT: Would anyone happen to have images those schemes from Helmet Jahn and SOM?

That was Goettsch Partners, Inc. Cityfront Center Plaza...the renderings are still on their website.

Yup, it was Goettsch.

Anyways, where is this Catalyst project gonna go? Is it taking the place of the "618-630 West Washington" project, at the NE corner of Washington/Desplaines? That had a Lagrange design, but it was better and glassier than this. Emporis doesn't list a developer for that project, so I don't know if they are the same or not. However, the earlier project was office.

Exactly - I was going to add that as well. If NY construction costs are twice as much as Chicago's (just making this up for sake of argument), then NY Land prices could be anywhere from 5-10 times that of Chicago (probably more in some cases).......

Actually, the earlier Lagrange-designed project (if we're thinking of the same one it had a very irregular recessed-bacony pattern throughout the facade) was residential (don't know if rental or condo). I remember the developer being listed as Cornerstone something or other......

Don't know, but I find it very humorous that the ads in the Tribune for this one always stress "modern" in some way - see this sunday's tribune ad...
Modern - huh? Also, to be honest the new renderings don't have me liking this one any more than before (which was very little).......however, I always like added density, of course...

10 E Delaware:

Looks like pre-cast panels (IMO, even if they managed to clad this thing in actual terra cotta.. it would still suck). That building just plain sucks. They didn't even try with the mechanical penthouse.. what a cop-out. Yawn. This building reminds us that we certainly haven't completely ended the total shit that has been going up in the northern section of downtown. There is simply nothing redeeming about this building.

Edit: eew.. this is by Lucien Lagrange... how craptastic A "Modern Classic" my ass..

Hey Steely quick question why isn't 353 N Clark listed as under contruction on the boom rundown list? Is there some doubt to as if really is under construction. Also shouldn't 10 E Delaware and 150 E Ontario both be listed under site/prep demo as both have had demolition work or site prep occur at their sites.

^353 N Clark doesn't actually have any foundation work began yet. There is equipment on site, but seems to be just sitting there for now.

Someone posted a picture a couple of pages back with a caison in the ground so that would be enough to qualify as underconstruction.
