^ The Dana Hotel had a quainte shitiness to it, I definitely kind of miss the fact that there are so few olde tyme structures left in River North and the central area, but I can also appreciate that it was probably an albatross for its owner and basically unsalvagable...it looked to be in poor shape when it came down last year.

^ I'm kind of underwhelmed by the new hotel on the dana site - not horrible by any means, it just doesn't get me very excited...

Is there still a strong need for more hotels?

Wait, I think I just answered my own question. All of the hotels (for the most part) are very high-end, and we need the cheaper ones for not-rich people, like me.

Is this one high-end? I've never heard of this chain before.

Well, the old Dana hotel was a transient hotel I guess they are re-branding, I have a feeling their rates will increase.

Not sure if it has been reported yet, but some sort of smaller drill rig (I think similar looking to the one that was tooling around at Aqua site) has been delivered to the 351 N Clark site. It has been just sitting there off to the southeast section of the site for now. Not sure if they will be doing tunnel work, or what.

SUPRISE!!!!!!
PILE DRIVER ERECTED ON SITE! Oh and I know some of you will love this, well I ate dinner in the little Chinese joint next door because I thought it was going to be razed soon, but the owner said the building IS NOT comming down. So, the building foot print is smaller than we thought, which would explain the 12 floors of parking.






A truley beautiful sight, bye bye parking lot!

Wow, that's crazy - they still haven't opened up a website for 235 West Van Buren or officially started marketing units to the general public. But I am sure that they will have no problem selling the majority of their units in a relatively short period of time.

In the first picture, you can see the sign as well as the site for Wacker Plaza. Does anyone know what the status is for this building?

Chicago planning officials are throwing their support behind a new proposal to dismantle a landmark building on the Magnificent Mile and rebuild it as part of a luxury condo development.

Prism Development Co. is expected to present a revised plan at a special meeting Thursday of the Commission on Chicago Landmarks for removing the limestone facade of the 1920s Farwell Building at 664 N. Michigan Ave., former site of the Terra Museum of American Art.

Prism would then demolish the 11-story building, erect a new structure and reapply the facade.

Unlike its first proposal, which the commission rejected in January by a narrow margin, Prism now proposes using four floors of the Farwell Building for parking, rather than six.

There would be retail space on the first and second floors, office space on floors three to five and residential parking on floors six through nine.

By raising parking from the third floor to the sixth floor, parked or moving vehicles would not be visible from the public way, said Maureen Mullady, spokeswoman for the development project.

But the changes have done little to appease critics of the plan, who have said it would turn the beaux-arts/art deco building into a multilevel parking garage for the condo tower.

Preservationists are also miffed that Prism is getting a second review and contend that the substance of the new plan is the same as the old one.

"It's phrased as a `revised proposal,' but that so-called revision is simply a pretext," Chicago architecture writer Lynn Becker wrote on his blog. "The substance of the proposal remains identical: the dismantlement, demolition, repair and reconstruction of the Farwell."

Preservationists contend that allowing the rebuilding would make a mockery of Chicago's landmarks ordinance, which calls for historic buildings to be preserved in their entirety. They fear approval of the plan would set a terrible precedent.

City officials argue that it is an economically viable way-- maybe the only one--to save the aging Farwell, designed by architect Philip Maher.

"I think the proposal is definitely improved," said Brian Goeken, deputy commissioner of the Planning Department's landmarks division. "We honestly don't see what is the other solution here."

The reuse is part of a project that includes an adjacent 40-story development designed by Chicago architect Lucien Lagrange that would encroach onto 33 percent of Farwell's original footprint. The development would have office and retail space, parking and 86 luxury condos dubbed the Ritz-Carlton Residences.

In January, the original proposal failed to garner the necessary majority of votes from the Landmarks Commission to move forward to the City Council, which would ultimately approve the project.

Of the eight commissioners in attendance, four were in favor, three opposed and one abstained. A ninth commissioner, John Baird, was absent.

This time around, some preservationists view Baird and the commissioner who abstained, Ernest Wong, as potential swing votes.

Commissioner Lisa Willis said at the time that she could not support the plan because not enough of the building's facade would be saved.

Developers still propose to take down the building's facade and reassemble it on an entirely new frame, but Mullady said the new proposal aims to save the maximum amount of facade as well as the mansard roof.

Still, Michael Moran, vice president of Preservation Chicago, said he is angered the proposal is being considered at all.

And what guarantee will the city get that the developer won't just tear the building down, then "oops! not enough pre-sales! Guess we'll cancel the project", and wind up with a surface lot on Michigan Avenue....

There had better be no demolition permits issued until construction of the tower is an absolute slam dunk. Even so, this plan still reeks, I could easily handle a gut rehab of the Farwell but this is demolition, there's no other way to frame it...this is Disneyland/Schaumburg/Lifestyle Center-type crap, slapping a portion of the old facade on a new structure and putting cars behind it....

^ re: 235 Van Buren, Holy cow, that one is moving quickly. 12 floors of parking, that suggests they won't be doing much of any excavation either, right? This puppy is really taking off.

I second that. I'm concerned about what the west facade is going to look like. I can only guess it will be a huge slab with tiny windows punched into it.

This is the biggest line of crap I've heard in a long while. From what distance? Hello... Michigan Avenue is not Wabash in the Loop - you have vistas and a "hill" near the Wrigley Building.

I hope the commissioners vote entirely against this BS - more nay votes than last time. They should be insulted.

Clearly what's going on is a charrade: "Let's just hope the "no" vote was a fluke, we'll make some token 'refinements,' and then we'll hope for a better outcome."

Little known fact: If the Commission rejects a building in the process of landmarking for ANY reason during the process of designation, it can never be revisted again as a landmark per City code unless it's contributing to a larger district. So, why can a crappy developer waste everyone's time with nearly the same proposal twice over?

235 West Van Buren is 100% condo. I was definitely surprised to see this development moving as fast as it is - they haven't even opened up a website, had their grand opening, or started mass-scale marketing to the general public. They have been selling units for about the past month on a friends-and-family-ish kind of plan...as well as to buyers of preferred agents....and I know that sales have been doing extremely well even through these low-key means.

The next step in this part of town is to demolish the Wacker Drive onramps and rezone the land for some buildings. That should really open up a development corridor down Clark St. going south.
