The Shore is in Boonyville. You can't walk anywhere from it. You can hike to places 8-10 blocks away minimum. The new CLB, all the Novare towers and the Spring will be in easy walking distance to nearby activities. Who knows, maybe one day the Shore will be in the thick of things. Many more towers will call that area home before too long. As of today no thanks.

man, I had a contract sitting in front of me to buy at the shore for 170K for a one bedroom... should have jumped at it.

Yes, my thoughts exactly. That is why I don't understand the current price premium over 360. I guess some of the units at the Shore would have very good views of downtown and townlake based on the location, but the walkability factor kills it for me.

Well, I just came back from another 360 appointment.

Update:

The B3's are sold out. B6, A9 & A5 are selling well too.

The price escalator is $6K for every three of that particular floorplan selling.

Looking at the price/availability sheet, I'd estimate about 150 sales total.

If anyone cares, B8's look like the current best deal to me on 2 bedrooms.

The East facing units seem to have about a $12/sqft premium over West facing units. Strange, as I think the West facing is superior...

I think you will find the area around the Shore will grow up nicely. It will not be in the "hub-bub".... but that is what will make it more appealing to some folks. It is a quieter (and greener) corner of downtown. I "think" that will end up making it a distictive neighborhood...... and, therefore, a plus to downtown as a whole.

And.... by the way.... walking 8 blocks in a city is quite acceptable to get to destinations....actually,we are rather spoiled.... now a grocery on that end of town would be helpful!

Thanks for the update Kevin.

I recently purchased a B1E on Tuesday (next to last B1 for phase 1) The views all seem equally amazing, but I can definitely justify the premium for being on the NE corner.

I think the B1E is the only floorplan that 1) is a corner that has 2 bdrms not adjacent to each other. 2) is a corner and can see the capitol, all the downtown buildings, AND the lake. 3) Right under the capitol corridor view "notch" of the building, reducing your risk of getting blocked.

and reason #1 for me for choosing the east side.... The view at night. I'm still in my twenties and being right there with the bright lights of the city and having a straightshot view into the warehouse district is priceless.

Best of luck to those who are gonna be "workin' the phones" on the 5th!

The CLB tower at 7th & Rio Grande was approved lastnight on the 2nd & 3rd reading. It's approved folks! Also, I talked to one of the developers and he said that they plan to breakground on the tower within 5 months after it's approved. So expect a ground breaking for it sometime in August I would guess.

Yes. It is directly north of it, (on the same block).

Austin City Council action

At its meeting Thursday, the Austin City Council:

•Gave preliminary approval to rezoning for the East Avenue project on the current site of the Concordia University campus allowing mixed uses and heights up to 195 feet.

•Approved $766,722 for a new program to help retain businesses along Congress Avenue and East Sixth Street.

•Bought properties in the Onion Creek flood plain.

•Approved $3.6 million to design, construct and furnish the North Branch Village Library.

•Approved $3.9 million to design, construct and furnish the Turner-Roberts Recreation Center.

•Agreed to oppose state legislation that would prohibit local governments from operating day labor centers that employ illegal immigrants.

•Agreed to support state legislation that would extend bargaining rights to noncivil-service employees.

•Set a public hearing on the proposed construction of the Waller Creek tunnel for 6 p.m. Thursday at City Hall.

•Gave preliminary approval to rezoning for the second phase of the Domain project in North Austin, allowing heights up to 308 feet.

How much earnest money is required to reserve and purchase a unit. I'm guessing around 10%, but are they offering any kind of flexibility?

Hey Kev..... great news..... do you know if they required any aesthetic desgin change? I was concerned that one of the commissions was considering such a move.....

I plan on being a resident, so I had to pay 5%, I believe investors need to pay 10% up front.

The only flexibility I was offered was for them to cash my check a couple of days late to allow time for the bank transfer to come through.

Congrats swollpatrol. B1E is a great floorplan & view, so you'll have an incredible unit.

We need to throw a skyscraperpage move in party once the 360 opens.

This is good news. I really like the location of that tower, and it would be something I would consider if I hadn't already bought at the 360.

Are there any details available as to what the name is yet and the pricing of the units? I'm assuming that since it is by the same company that did Bridges, it'll be a higher end/luxury building.

I didn't ask about that. I guess I could. CLB also did Austin City Lofts across the street from The Monarch. The mayor actually lives there as a matter of fact.

Honestly, I have no clue. I only had to redial about 5 times on the first day and got through. They are having an openhouse tomorrow if you want to go check out the model.

There sure are a lot of Noare people flooding this Forum. Notice how many have joined in the last 3 months.

Why not just let the marketing happen? Let the buyers decide. This charade is way too obvious.
