This would be located 8 miles northwest of downtown. I used the center of downtown as the point of reference, around the Frost Bank Tower area, and drew the line to the center of The Domain area. That area would be bounded by Mopac, (Loop 1), to the west, US 183 to the south, Metric Boulevard to the east, and I assume Braker Lane to the north. It's also bounded on the east and west by two rail lines.

The blue outlined area to the north is The Domain and the blue outlined area to the south is downtown, the UT Campus and West Campus.

It's only the beginning! Condos and townhomes will be constructed in phase two. Endeavor is planning 4,000-6,000 residential units (apartments, condos & townhomes) at the Domain. Only 390 units have been constructed thus far.

Did anyone buy a unit at the 360 today? Sales center was quite packed when I stopped by. Looks like prices are approx $300-$500/sq ft depending on floor/unit/views.

Edited to add that association fees are about 33 cents per interior square foot of the unit per month.

Couple of questions for the resident downtown experts.

Does anyone know what currently exists in the lot between the seaholm power plant and the creek? It looks like some sort of electrical towers from the picture on google maps:

The Seaholm redevelopment picture doesn't show that portion as part of the redevelopment, so I'm curious if anything is currently there or planned to be there in the future.

Also, are there plans for third street to be extended so that it continues from the current dead end at west street to downtown?

Finally, what is the current word on the water processing plant redevelopment? Last I read it was planned as a retail area. Are there thoughts of residential or office space in the mix as well?

Thanks, this forum has been a great help, and it's exciting seeing Austin become a world-class city.

A symbol of Austin’s past crumbled in about 10 seconds Sunday morning, as a crowd of hundreds looked on.

The Intel building, which was partially built during Austin’s tech boom but abandoned in 2001 when the dot-com industry tanked, was imploded at about 7:35 a.m. after a series of loud bangs shook the southwest quadrant of downtown.

It took about 400 to 500 pounds of dynamite to bring the skeleton of concrete and metal down, said a spokeswoman for the General Services Administration, the building’s owner.

The shell did not totally crumble; parts of it only partially collapsed or remained standing.

“I’m not sure they achieved what they were hoping to,” said onlooker George Sabatino, who brought a digital camera to record the blast.

But Shala Greer-Smith, the GSA spokeswoman, said the implosion went as planned. The building is L-shaped and was supposed to fall first at the corner of the L, and it did, she said.

Other parts of the building collapsed around it, as planned, she said. “It wasn’t all supposed to be completely blown up and down on the ground,” she said. Crews will spend the next two months removing the roughly 20,000 pounds of debris.

A a new federal courthouse will be built in its place by 2012.

In true Austin fashion, the implosion became an event, a place to see and be seen. Hundreds packed the sidewalks ringing the site, from hungover college kids straggling in from late-night partying to energetic kids who dragged their sleepy-eyed parents downtown for the the once-in-a-lifetime show.

Lee and Lani Jefferson drove in from Kyle to get a front row seat to the action. They said they felt the sidewalk on Guadalupe, two blocks east of the Intel shell, shuddering beneath them when the booms rang out.

“It was worth the wait here in the cold,” Lani said. “The only way it could have been better is if Hollywood had done it.”

James Collis brought his 9-year-old son Justin to see the blast.

“We wanted to be one of the first ones here,” he said, about an hour before the implosion rang out. “He’s never seen an explosion before and we probably won’t get a chance to see one again.”

Nearly 100 people watched the implosion from the Headliners Club on the 21st floor of the Chase Tower downtown.

Philip Ingram and his family arrived at 6:30 a.m. at the club, where guests were served a breakfast of warm eggs, tamales and sausages.

Ingram and his family recently moved to Austin from Santa Barbara and Ingram said he wanted his children to see a part of Austin’s history.

“Everybody will be talking about where were you when the Intel building fell.” he said.

After the blast, though, Ingram was among the many onlookers confused as to whether the building fell as planned.

“It didn’t go right,” Ingram said. “Now they’re going to have to come in with a wrecking ball.”

The center of the building was sunken, but the edges were still mostly intact.

“It looks about halfway done.” Jim McCullick said, after watching the building fall from the club. “But it was still fun.”

Novare 360 Starting at $240,000 (Not $190,000)

Exactly. That's why even the smallest units (800 Square Feet), start at $240,000 - not the widely advertised "starting at $190,000." A 26% price increase.

A friend visited on Saturday and learned they're now using Whirpool appliances - a downgrade from the orignal plan which included GE Monogram appliances. I think Milago has Whirlpool.

Does anyone know if they're signing actual contracts or just taking reservations with refundable deposits?

No, they actually did have at least two units still available for $190k, so they weren't lying. Though, I think they were the ones closer to 700 sq ft.

And, yes, they are signing actual contracts requiring a 3%-5% non-refundable deposit.

Some info on the 360:

I secured a 2 bedroom in the top third of the building today.

The pricing schedule slides up as particular floorplans sell - i.e. if 3 of the same floorplan sell before another similar sized plan then the prices are raised for the "hot" plan right then. The salespeople has pricing schedules that would change even mid day. This suggests that the developer doesn't really know which units are the hot ones. Confirming this notion was the fact that the Northeastern facing corner 2 bedrooms were more per foot than the Southwestern facing corner units. The Southwestern units had sold three times as many units than the Northeastern units. (I was comparing corners units).

35 units sold yesterday & 25 had sold by 4:45 today.

The "blocked" units for release #2 are evenly distributed through out the building.

Three out of four of the buyers I bumped into in the sales office were coming from out of state.

700 Square Feet?? I didn't think they were as small as Spring's units. I wish it was easier to compare products - some kind of rating system and price comparison would be helpful.

That's not very reassuring. I was hoping to hear that most were coming from other parts of the city. And I am REALLY hoping to hear that those buying have every intent on actually moving in and making the condo their home.

Tax Rates

Where would I find a summary of the property tax rates for 78701? I can't seem to find what I'm looking for on the Travis county government sites. As I remember from a previous post years ago, they were really high.

once again I am asking a question, and one that I know if I looked hard enough I could find the answer to, but how many units are being built and how many have now sold then on 360. Has Monarch begun to sell their units yet?

I suppose it depends on city zoning, but I doubt there's much that would prevent a developer from switching. Keep in mind, though, that they could be faced with a marketing issue. Buyers would feel a lot more comfortable purchasing a unit that was built as a condo rather that a rental. The perception, whether it's true or not, is that the quality of construction is better in a condo. People might balk at paying high prices for units that were conversions. Or they might not. Depends on the demand.

But I sure wouldn't be using the fact that the 360 sales office has been inundated with buyers as a reflection of the true demand for "housing". This fervor can literally turn on a dime. That's why I think it's important to know who the buyers are and what their intent for buying is. If they are primarily buyers coming from out-of-state, then fasten your seatbelts, fellas. It's going to be a bumpy ride!

Yes, that is B3 - I think it is underpriced compared to the others. The kitchen layout might be the worst, but we are buying the views, not the kitchens... I visited with one of the Novare Developers/deisigners, who told me he had bought a B3 too. Looking at their availability it seemed that +/- 20% of those units had sold. There were about 12 that are blocked out for the second unit release. The out of state folks seemed to be intending to occupy the units. Two of the groups struck me as parents wanting to get closer to kids who were already in Austin.

Tax rate for the 360 is 2.72%
