How many 'L' shaped low-rise buildings can we fit in the NW corner of the Pearl? Wyatt... Safeway... Lovejoy... even the Streetcar Lofts... now this?

I thought Patricia Gardner was involved with this project...the design was quite a bit different...did the design team change?

Edit: It's not the old, it's a request for height/FAR limits and stuff and other things like a round-a-bout and and yeah.

I like the new HY master plan...theres just two things that seem different in this plan than in the last: a. it looks like there are less buildings and b. the buildings look shorter. Maybe my eyes deceive me?

I like this plan as well. One thing I'm a little leery of is that they're kind of building a barrier around their development (I'm talking about the elevated plaza between blocks 4 and 5 as well as the possible retaining wall along the tracks). From Naito it will look like a fortress, with a little bridge across the moat at 9th and Overton. But aside from that I like it. Especially the little plaza in front of Block 27.

pdxman, I think your eyes might be deceiving you. We know Block 17 is supposed to be 19 stories and two other are supposed to be up to 325'. I think the rest just looks short in contrast to the really tall ones.

^^^Yeah, i think the massing of the old plan was messing me up. I hope the two towers are 325', it would be great to get some heighth in the pearl.

Highlights from a front page article in today's Biz Journal:

Conover Bond Development, a Spokane, WA firm specializing in the restoration of historic buildings, will soon close on the former General Automotive Building at NW Flanders & Park.
The developer will unify the two halves of the building into a single, three-story structure.
The first floor will be retail with the second and third floors marketed as office space. In addition, a fourth floor office penthouse with wrap-around terrace will be added to the building.
The developer is aiming for a silver LEED rating upon completion of the restoration work.
Urban Works, the real estate agent, is in negotiations with an unidentified tenant for half the space.

Other blurbs in the article:

Park Kitchen Cafe is expanding.
In addition to the Customs House (which we already know about), the old Immigration and Naturalization Services building is being considered for redevelopment.
As for the old Daisy Kingdom, the Contemporary Crafts Museum & Gallery is planning a summer opening, and all but one space in the building is commited; some of the spaces are already being finished by the buyers.

Pacifica is several stories out of the ground. Despite the aforementioned suburban homogeneity, I appreciate the extension of the waterfront trail associated with Riverscape. I think the area around the marina will make a nice end to the westside waterfront. One question I have is whether or not Ralston/Apollo is responsible for connecting the southern edge of the Riverscape trail with the current northern terminus of the trail (100ft?). Once Centennial Mills is redeveloped, it should be unbroken down to the future OHSU campus... Anyways...

frigging hysterical, a sliver of water that will be surrounded on 4 sides by tall buildings is somehow "sensitive." Gotta love silly rules. Love Tanner Springs park, but it is hardly what they think it is. they're working on the 8-story building. as far as i know you're correct; the taller one is in limbo.

People and their dogs. I like dogs, but it's amazing how self absorbed people in the city can be when it comes to their dogs. How it is they can seem to assume that the city and the public automatically avails any public spot of ground not paved on or built over for the provision of their dog's toilet is beyond me.

Doesn't seem too much to ask to keep Tanner Springs free of pets. There's so many dogs in the pearl now being taken out for "walks", even with their owners picking up #2, the smell of dog pee may become more prevalent than that from drunks and winos.
