Suburb wading into water park development

Trying to catch the recent wave of water parks to hit the Chicago area, developers have proposed building an indoor resort in Hoffman Estates as part of a $150 million development.

The project, which also includes a 15-story hotel and conference center, would be built on 22 acres in the Prairie Stone Business Park.

Despite concerns about parking, the Hoffman Estates Plan Commission Wednesday night unanimously approved preliminary plans for the development. The Village Board also would have to approve the project.

^ is that development part of the sun island resort project slated for Hoffman Estates? i have to imagine that it is unless there are two competing water park plans in Hoffman Estates. the sun island tower is listed at 12 floors on page 1, so perhaps the project has increased in height?

Has anyone heard any news about these developments? Last I heard, RC had opened their sales center, but I never got a planned construction date. I'd be real interested if anybody had updates.

When I visited there sales center about a month ago, they said that they were shooting for a construction date in April....and I want to say that they had sold roughly 20% of their units, but I'm not 100% sure if I am remembering that correctly.

^ Consider me old-fashioned, but I prefer to see my highrises flush with the street (streetwall effect) than set back like this. Either way, I love the design of this, and I love how they funkified the podium. I just hope there's retail on the ground floor.

There's another water park planned for Rosemont as part of a $600mil development there. Both are off I-90 and it's hard to see how both will survive in the long run. I posted the article on the midwest page. It's fairly short so I thought I'd post it again.

Landmark Hotel & Resorts' first waterpark resort will be part of a much larger project in the northwest Chicago suburb of Rosemont, Ill., which is known for its convention business, has more than 10,000 hotel rooms and is near Chicago's O'Hare International Airport.

"It's right at the heart of everything," said Craig Stark, chief executive officer of S&L Hospitality. "It's extremely exciting for us.

Ground for the waterpark and resort is scheduled to be broken this year. The project, scheduled for completion in 2008 or 2009, is part of Rosemont Walk, a $600 million development. It will feature the five-star, 576-room Le Meridien Hotel, a 20-screen, $40 million Muvico movie theater and 600,000 square feet of office and retail space that will include a number of restaurants and clubs.

Rosemont officials had wanted a casino included in the project, but those plans are in limbo. Lund said his plans will forge ahead regardless of whether the casino is approved.

The property is one block from two Metra commuter train stops and adjacent to Interstate 294, where 400,000 motorists a day pass.

Landmark's hotel and waterpark resort will sit on 7.4 acres of land for which it paid $11 million.

"It's not cheap land by any means, but I think it's a great site," Lund said. "What Rosemont is trying to do is create a destination."

Landmark's resort, which does not yet have a name, will include 400 hotel suites from 450 to 900 square feet in an eight-story tower. The 150,000- square-foot waterpark would be Illinois' biggest and one of the largest in North America. In comparison, Kalahari Resort in Wisconsin Dells has a 125,000 square-foot waterpark.

Unlike many of the Wisconsin Dells-area waterpark resorts, Landmark's Rosemont project will not include condominiums. The multi-level waterpark will include slides, a wave pool and a surfing simulator. Transparent tubes outside the building will allow passers-by to see swimmers on the slides, Lund said.

"We're not necessarily going to grow as big as Great Wolf (which has nine resorts and has plans for two more) but certainly we're going to cherry- pick our markets and go into some large urban markets around the country," Lund said. "It takes a lot time to develop these. We'll take one project at a time."

I believe you got your answer regarding RC. Riverside District is another story. With the collapse of Rezmar, the property is now encumbered with liens that will likely take a few years to be unwound.

these rendering you're finding seem like architect fantasies. developers in this town simply don't build interesting architecture like that, for the most part.

Noticed activity on the site of Michigan Avenue Tower 2 (14th and Michigan). After well over a month of the site fenced in and dormant, a bulldozer and backhoe are digging this morning. I talked to the sales office last week and they were having diffuculty getting permits.

A lot of people have trashed the design of this tower, as well as the first Michigan Avenue Tower. However, I don't think that they are all that bad. The other day, when I was nearby the first Tower, my thoughts were that it was one of the best looking buildings in the Roosevelt/Michigan area - I think the Columbian was really the only one that looked better (although some of the current buildings in that area are kind of crappy). Granted, it won't be as nice as One Museum Park, Museum Park West, Park Michigan, X/O, Glashaus...but it's still not bad and will provide some variety as most of the high-rises within a few blocks are so are glass, and most of the high-rises that aren't glass are red-brick buildings.
