This morning, Burnham Pointe started pile-driving on the site. Not sure if they started this today or if they had started the pile driving yesterday. Also, I heard somewhere that Astoria Tower may have just started construction. Can someone verify this?

Maple project has neighbors steaming

A mix up on fliers left dozens of neighbors of a planned 14-story building at 1890 Maple Ave. flaming mad at a community meeting at the Evanston Civic Center this evening.

City officials forgot to include the address of the proposed building on notices sent to neighbors, and many neighbors said they never got the notices. Others said when they called the city to learn the building's address or get answers to other questions, their calls were never returned.

That left 2nd Ward Alderman Lionel Jean-Baptiste, who hosted the meeting, and Community Development Director James Wolinski, whose office sent out the notices, on the hot seat, perhaps even more so than developer Robert King, whose project the neighbors wanted to oppose.

Mr. Wolinski apologized for the errors on the notice, and Ald. Jean-Baptiste scheduled a follow-up meeting for Feb. 1 with extra efforts to be made to get the word out for the second session.

Maureen Posner was one of several residents of the 28-story Optima Views condo development at 1720 Maple Ave., about a block south of the new site who said notice of the meeting was inadequate.

William Lee of 1720 Maple Ave. complained that traffic is already too heavy -- especially in the evenings when the movie theaters are letting out. He said the area is turning into a concrete jungle like Hong Kong with huge buildings.

And Stamata Blanas of 1720 Maple Ave. voiced fears that the new building would lead to flooding in the neighborhood, although Assistant City Manager Judy Aiello said extensive work had been done when the Research Park area was developed to provide underground storm water holding areas to eliminate flooding problems.

Ms. Posner argued that the site is part of a transitional area -- not really downtown -- and should have lower height limits.

But former 1st Ward Alderman Art Newman, now a consultant to the developer, said the Optima Views development is in the same zoning district as the 1890 Maple site and is nearly twice as tall.

Robert Taylor of 1126 Garnett Place, a block north of the site, said traffic in the area is already too heavy, especially at rush hour. He said the proposed building represents a trend in which Evanston's central business district is shifting west and northwest encroaching on a residential neighborhood.

But some neighbors spoke in favor of the development.

Architect Stephen Yas, who designed the Ivy Court townhouses at 1889 Maple Ave., said he lives in a unit there that faces the 1890 Maple Ave. site.

"I think this new building will be a great asset to the neighborhood compared to the existing office building," Mr. Yas said.

He said the retail shops planned for the ground level of the new building will create a much more safe and secure environment.

He said he likes the plan to have the building just five stories tall at the front and having the tower set back several dozen feet.

"When you're driving on the street or walking, the tower won't even be apparent," Mr. Yas said.

In response to a question, Mr. King said he plans to retain ownership of the project and rent out the apartments for between $1.50 and $2 per square foot per month.

He said 60 percent of the apartments will be one-bedroom units, with the rest a mix of two and three story units.

With the apartments averaging about 900 square feet, that would suggest an average monthly rent between $1,350 and $1,800.

"This development is going to do exactly what we think the city wants it to do -- revitalize a long-neglected area and increase the tax base," Mr. King said, "It will be a boon to the city, certainly better than the vacant office building there now."

After the second community meeting Feb. 1, the Evanston Plan Commission is tentatively scheduled to begin its hearings on the project Feb. 14.

The project will then move to the City Council's Planning and Development Committee and to the full City Council for a final decision.

Chinese-themed hotel, condo complex planned

Developers Peter Siu and See Y. Wong of Wabash Properties recently unveiled plans for Chicago’s first-ever Chinese themed hotel and condominium complex. The Imperial Court Plaza Hotel will go up on the site of a vacant lot at 2150 S. Clark St. in Chinatown. The 15-story hotel will provide 20,000 square feet of retail space and more than 150 hotel rooms and executive suites.

“The Imperial Court will be unique, in that each part of the hotel will reflect a particular period in Chinese culture,” Wong said.

Designs for the top three or four floors will be inspired by the Tang dynasty (618-781 A.D.), with the middle floors devoted to the Sung dynasty (960-1279 A.D.) and the bottom floors to the Ming Dynasty (1368 to 1644). All artwork and furniture will be custom made in China.

“Chinatown is in major need of a hotel," Wong said. "And with its location so close to McCormick Place, I expect lots of conventioneers from Hong Kong, China, and Japan to stay at the Imperial Court Plaza Hotel.”

Construction will begin this summer or fall, and Wong said the result will have “a five-star hotel feel” with “reasonable” four-star prices.

Wong started his real estate career in 1987 and in 1988 founded Richland Realty, for which he currently serves as president and managing broker. Richland predominantly serves Chinatown, Bridgeport, and McKinley Park.

Wong specializes in land acquisition, planning, and marketing and has developed numerous successful residential projects. He also is CEO of Richland Mortgage Co., which offers custom financial solutions for residential and commercial real estate. The company operates eight Chicago-area branches, is licensed in six states, and lent upward of $300 million.

Wong’s community activities include serving as vice-chairman of the Hong Kong Club of Chicago in the early 1990s. He also founded the Young China Club, a non-profit organization dedicated to facilitating networking between young professionals and entrepreneurs in various industries.

He received former Illinois Governor George Ryan’s Award for Leadership in Business and Economic Development for connecting the Illinois and Hong Kong communities. Wong also co-founded the American Metro Bank, where he served as chairman from 1997 to 1999; he currently serves on its executive board. Wong also is a managing partner of the Hotel De Supreme in Dong Guan, China.

Although Chicago's Chinatown has a long history, the Imperial Court Plaza Hotel will be a first for the community.

The first Chinese immigrants arrived in Chicago in the 1870s after other Chinese had settled in California, Oregon, and Washington. T C. Moy arrived in 1878 and is considered the city’s first Chinese immigrant. After determining Chicagoans were more accepting of the Chinese than people on the Pacific Coast, he settled here and urged his family and friends still living in China to join him. Soon, more than 80 fellow Chinese had relocated to America.

The largest influx of Chinese came in the 1950s and 1960s, after Communists took over mainland China in 1948.

We got the same thing in downtown Palatine. A bunch of residents of a recent 5 story condo building all complaining that a new building across the street (and adjacent to the metra tracks) was just way too tall at 7 stories!! Oh the horror, high density next to a commuter rail line!

But my favorite was them also trying to close down a 100 year old corner pub because it was just too loud. Never mind that the pub was there first.

I think most NIMBY's quite simply didn't do their homework and bought homes in the wrong neighborhood.

This is exciting - love the Chinese theme, love the expansion of Chinatown, love the height and density.

But, I have major reservations about the developer. Richland has mostly made its money by building some of the most positively hideous buildings in the history of Chicago.

Not yet, but Astoria is very close to it. The site is being potholed, so it could be any day now for an official construction start, as all the equipment is already on site.

Well it looks like the order for 2007 so far is 1600 Museum Park at #1, Burnham Pointe at #2, with Astoria Tower and Aqua being strong candidates for #'s 3 and 4. Are there any other sites where prep work is being done at where it looks like construction could start any day now?

Wow that is sad and funny. I can't believe the Hong Kong comment, right because Evanston is well on the way of looking anything like....









I would personally love a nice dash of this soul crushing density intertwined into our downtown.

Anyway, spaeking of China, I love that hotel idea. It will be an interesting contrast to the Hillard Center on the same block, plus add some density and help with that tower in the parky atmosphere by throwing more density and vibrancy on to the street.

I would personally love a nice dash of this soul crushing density intertwined into our downtown. Then agian, Lake Shore East + Illinois Center does accomplish this pretty well, but I want more!

The first piles at Burnham Pointe were driven yesterday, 1/4, and it was going at a good pace today. So far it's not nearly as loud as 900 S. Clark, for whatever reason.

Nimbys

You know the most ironic thing about nimby's is that most of the time they are arguing against things that would increase their property values. Imagine nearby retail and nightlife! Maybe they are masochistic and don't want things to be too convienient?

I am going to create a new term for people who want to live in prosperous areas instead of stagnant "stay like it was when i bought it" people. I call them YIMBY'S "Yes, In my back yard"

On a nimby side note, I love the people who bought places near o'hare and are arguing against the expansion. I mean the expansion has only been proposed for 15 years or so.
