Sunrise plans to bring Lagrange to Uptown

Fawad Butt, chief operating officer of Sunrise Development Group, admits that it didn't take a lot of brains to make money in real estate the last few years. If you built it, the buyers came. But now he believes product niches and unique approaches will be needed to succeed, so that's the course he's charted for his young, Rogers Park-based company.
Butt has three residential deals in the works, including one that will bring highly regarded architect Lucien Lagrange to Uptown. Sunrise is finalizing a zoning deal with the city that will permit it to build 179 units in a Lagrange-designed complex in the 4700 block of North Clarendon, across the street from Weiss Memorial Hospital. The project includes an 18-story building, plus low-rise segments.

Lagrange, known for both modern and classical buildings, has been hired to take the modern approach, Butt said.

Sunrise's other deals, further in the planning stages, are a 13-story condo building due up at 24 S. Morgan, and a five-story complex planned at 2215 W. Madison. For the Morgan Street building, which will have 75 units, Butt is putting a little dash in the marketing.

He's promising a building with the feel of a boutique hotel, including a lounge reserved for residents, complete with big-screen TVs and billiards. How that will work for the condo association destined to take over the building, and decide whether to employ bartenders, remains to be seen. Butt said buyers crave "a central point of interaction" in new buildings, a place to hang out when they don't want to head out.

You mean Grand right? Correct me if Im wrong but I believe they said they were doing the foundation for Parkview East even though they are not ready to build yet.

Steely, in honor of all dummies around here such as myself, may I make a small request: I miss your "end of the thread post" that you will be closing and starting anew. I didn't even realize we'd made it to page 81 so quickly, and have been missing out on the excitement for a few days.

Yeah, I saw this too. The new crane is big, bold, and black. I am guessing they are using this to transport materials for the large underground garage over there. Perhaps it's positioned well so that when they start Phase II, this sucker can just start building that too?

Might be a little taller now. In the site plan, they keep it separate as a "future residential tower," so I hope they don't wait or scrap that plan if there's NIMBY resistance.

Maybe they are hoping that in all the excitement over the retail and theatre, this part of the plan gets "slipped in" to the PD without much controversy? I really hope it flies - a few glassy high-rises mixed in to a well-preserved loft district would be a beautiful sight.

Hell yeah on the Morgan Street project. If its going where I think it is, then it will be using an empty mid-block lot that was supposed to be an ugly inword facing townhouse developement.

there are some changes being made with the individual skyscraper project threads, we are seperating the under construction projects from the proposed projects by placing them in a new sub-forum. all the threads for chicago projects will be kept, but they'll be found in two different forums now depending on their status.

but as this is the chicago boom rundown thread, please don't discuss the changes here, this post is just an FYI to anyone who might be confused by the changes.

What's going on with this proposal? I thought things would already be getting started on this one since sales were apparently terrific on this tower and obviously its sister currently under construction next door.

About the Lagrange proposal, we need an address before adding it, but I'm eager to get it added as soon as possible anyway.

Re OMP West - someone said a few weeks ago that construction was being pushed back to spring. Until now there's been a groundbreaking at Museum Park every December or late November for five years in a row. Maybe sales are going terrific but not quite as terrific as before.

^ Great observation about the decelerated pace of construction in Museum Park. I was thinking about that as well. In addition to OMP West, 1600 Museum Park would have also got underway late this year as well if this was '04 or '05. I would expect 1600 to instead break ground by spring along with OMP West. I think lenders have generally been increasing pre-sale requirements and requiring more equity from developers over the past several months. This is causing the market-wide pace of construction starts to remain in the 20s (see boom calendar a few pages back) this year, as opposed to reaching the low 30s which is what I had been expecting...

Looking at the list of site-prep and proposed buildings, I think that we should break 30 for 2007....I think there are a lot of places whose construction dates will just miss 2006 and start in 2007....
