If you had the capital to build something "upscale" you would lose your shirt.
Frankly, developers dont use their own capital when they develop a building. they sell half first, use 25% of their own dough and leverage the rest.

it takes much longer to build aconcrete bldg vs. stick.. cost costs inflate what? 3% a month.. a high rise condo can take 24-36 months to build. its very difficult to forecast costs. and how many people will pay that extra price? developers are not stupid. if people are buying stick built for inflated prices, then why would they not build?

(i live one mile from downtown)

Unfortunately this pedway to the main campus will not be built. Well, I guess it's not really necessary seeing as there is already a pedway from the parkade to the main building.

Too lazy not enough confidence in the Edmonton market? You make it sound like its impossible to build nice condos in Edmonton- Look at Icon, Illuminada and Century Park projects all are upscale for Edmonton and all will take 2-3 years to complete.


So now why would these developers keep developing if they are losing $$$. Buyers here buy crap because they don't have much else to choose from,

I am aware people leverage but you still need capital to purchase the land and acquire the financing.

Even some wood buildings are giving 2 year completion periods now.

Hi Guys,

New poster here…. I started following the Calgary board and then Edmonton board here 16 months ago after an investment in Calgary’s beltline district. I am certainly no expert and I have no formal training, just the love of vibrant inner cities and urban design. I believe in Edmonton we have come a long way over the last 6 yrs. I remember when I bought my first place at 5th st Lofts in ’98… nobody wanted to live downtown… I loved it back then and I love it now ( I live in Skunk Hollow now). I think a large part of Edmonton’s uninspiring multi unit developments have happened because we have a large proportion of uninspiring single residential architecture. Again, in the past 5 years you are starting to see a shift in that trend. I think the changing taste of this city to support projects like Icon, and Century Park are the result of people slowly starting to see and like more contemporary residential architecture. I for one hope this trend continues. I love the vibe of Yaletown type areas in Vancouver. I would have loved to see a development of the shipping yard just north of GMCC in that vein. We see much more high quality development in that city and in Vancouver because these cities support this type of design by selling of the homes and units built. Do you think 6 yrs ago if Century Park was proposed with its design philosophy it would have sold so quickly even at adjusted prices . I for one don’t. Edmonton’s tastes have changed and I love it. We are slowly demanding better design.

Scotia 2 is the shorter one located on the NW corner of the block as opposed to SE.

I agree, but I thought we were saying why there are not more Icons, Illuminadas and Century Parks, and why there are so many stick built.

my answer is, people are paying top dollar for crap - so developers are building crap.
Also, when icon and illuminada was proposed, the cost to build was much cheaper. The more construction costs inflate, the less higher end buildings IMO. Viva City one was nearly scrapped because of rising costs (and still could be) Omega 2 has been scapped for that very reason. I would guess that corner one, and founders ridge will not happen either. At least not until construction inflation comes down to realistic levels.
I predict construction inflation will level off.

Founders is going ahead...corner 1 in a few years
