Wow, that is a LOT of development. I feel sorry for the current commuters using 71 and 290 in the mornings, particularly those closer into town. Their commutes will get a LOT rougher if this amount of growth holds up. I've lived in Austin long enough to concur that the "If we dont build it, they won't come" attitude only makes things worse. This area will grow anyways, so planning is of the essence to minimize environmental, traffic and other impacts. Unfortunately there is not much governmental control over land use in these rural areas, and land owner rights must be observed. Best hope is to see as many large tracts bought from land owners for use as parkland/preserves (which is getting more and more difficult as land prices surge).
