I can't get past the paywall, but this is intriguing. SABJ

Pearl plans massive retail expansion in push for more daytime traffic.
The goal is part of a strategy to bring more people to the area during the weekday.


The push comes as Oxbow Development Group plans 140,000 square feet of office space nearby to bring daytime workers to the site...

The mixed-use development plans to add a new retail district at the eastern end of the site, company officials told the Business Journal. With planned space for about 20 retailers, Pearl owner Silver Ventures is eyeing the land between Avenue A and Highway 281, where some of its parking sits.

In a recent interview, Silver Ventures CEO Bryant Ambelang said the push is part of the organization's desire to translate weekend traffic to the rest of the week. As a food-and-beverage-heavy site, bolstering retail will be part of that drive in what he calls a dramatic shift.

"On the retail side, what we haven't figured out is how to get to a critical mass so that there is enough foot traffic that supports our local retail tenants," Ambelang said. The weekend farmer's market generates a good level of customers for its existing retailers, but there hasn't been a solution to translate that to other days of the week.

The approach to fix that is two-fold. As the Business Journal previously reported, development subsidiary Oxbow Development Group is planning 140,000 square feet of office space as part of its Isleta development on East Josephine Street. Oxbow executives say the stream of inquiries the firm gets for virtually full office buildings has convinced them to incorporate the use into its luxury apartment plans.

Ambelang said the team is pushing for local retailers to occupy the space. He said he'd like to see "startup retailers" and craftspeople take those spaces, citing Limatus Bespoke, a suit-maker in the Oxbow building, and a similar concept he saw on a recent trip to Atlanta.

"This is like strike zone perfect for Pearl," he said. "We just need to identify people who are doing these sorts of things."

Construction on the expansion is currently slated to start in January 2027.

Here is a quick video of the Perlen House. Was posted a month ago.
Digging in some more to Linkedin, found out that it is topped out. I want to say that it took 7 - 8 months to top this out. Very impressive.

Am I wrong, or is the parking lot below the retail spaces, also the parking underneath 281.

You are correct, that parking is the parking beneath the overpass.

I drove by on 281 the other week and the structure really stands out and adds some serious height to the Pearl District. It looks good.

I just very much dislike the white portion.
