Redevelopment of Old West Austin's Nau's Enfield Drug takes shape

Quote:
Plans are crystallized for the redevelopment of the beloved but closed Nau’s Enfield Drug store in Old West Austin — and several other sites nearby are poised for a new life, too.

Austin-based Zydeco Development Corp. has unveiled fresh details of the project, including its vision of how it could fit into the existing fabric of the community. The Westlyn, as the Nau's redevelopment project is called, is set to break ground next year. The five-story condo and retail development at 1115 West Lynn St. is a big pivot from what exists now at the property and the type of development typical of Zydeco, which is perhaps best known for its massive MetCenter business park in Southeast Austin.

In addition to 27 condo units, The Westlyn plans to bring more than 13,400 square feet of retail space. Approximately 4,700 square feet would be reserved for food and beverage. The developer envisions between four and seven tenants fitting into its retail space with neighborhood-friendly options.

What is currently located in that little house that's going to be in the middle of this West Lynn condo project?

Last time I stopped over there, it was Caffe Medici. I used to work nearby and stop for a mocha on a colder winter day.

Materials will make or break this one. I'm liking the lighter brick look in the renderings but if they cheap out I think the curves will end up looking very tacky.

This. Curves are always so hard to pull off. They tend to look pixelated in the finished version. I love it otherwise

I noticed a ton of dirt at the old Home Depot site by St Johns. Is this a project or is this a holding site for the dirt from IH-35 or the convention center?

That's the site of a long delayed housing development:

Interest rates (for construction loans) are still elevated, at least compared to where they had been over the past 17 years, but that period was during a long stretch of historically/uncharacteristically low rates.

Frankly, I think we are in a period of "the new normal," which actually aligns with historical norms. A lot of (younger) people don't know how spoiled they were with prevailing ~2% mortgage rates.

We are still a long ways from even being close to normal. Rental prices starting to slowly come down is a sign we are heading in the right direction, but we still have a long ways to go to catch up to the population gain.

The residential project broke ground in July. So that should be site prep dirt. But if the dirt pile was there before July, TxDOT was/is probably using the site too.

I believe the city owns the land, so if TxDOT was piling up dirt, it would have been along the easement on the I-35 periphery of the site.

Anyhoo, here is the site for status updates:
