Like I've seen in other cases, Waterline is looking a lot better "in person" than in renderings.

I really like how this came out. It's not an iconic first supertall, and I prefer pronounced vertical lines, as opposed to the horizontal lines here, but overall it is a clean modern look.

Things like water distribution become a lot more complicated than in a standard house. You’re dealing with pressure differences, long vertical runs, and multiple units all relying on the same network. It’s not something you notice right away, but it has a big impact on how everything performs.

Because of that, even small issues can behave differently compared to a typical residential setup. A minor blockage, slight buildup, or small leak might not seem like a big deal at first, but in a larger system it can affect pressure, flow, or consistency across multiple floors.

What’s interesting is that the early signs are often subtle — things like slight pressure drops, inconsistent hot water, or slower drainage. In many cases, those are just early indicators that something deeper in the system needs attention.

You see similar patterns even in cities like Austin, especially in properties with more complex layouts or higher demand. The scale may be different, but the way plumbing behaves under stress is surprisingly similar.

It really shows that once buildings get more complex, the systems behind them matter just as much as the structure itself

With how grown and lush the plants are, it makes it look like this tower has been there for awhile. How many U.S. cities have this much greenery in their downtown? It really gives it a more tropical feel like maybe Singapore.

Yeah that's true. I struggle to think of another large US tower with similar landscaping.

The landscaping def makes this tower stand out in the US. Does not feel like concrete jungle at the bottom.

That was the convention center. It was demo'ed and is being rebuilt about 70% larger on the same footprint - mostly by going deeper. Some of the street grid on the site is being reconnected as well which made expanding underground the best option.

Lincoln, Kairoi Complete Texas’ Tallest Building

The mixed-use property features 352 multifamily units across 33 levels, 703,000 square feet of office space spanning 24 floors and 252 hotel keys taking up 13 stories.

Waterline is subject to a $742.5 million self-financed construction loan originated in June 2022, one year before work began, according to Yardi Matrix data. The debt is due in June 2027.

The development team included general contractor DPR Construction, designer KPF, structural engineer Brockette Davis Drake and MEPF engineer Alvine & Associates. HKS served as the architect of record. The team delivered the project two months ahead of schedule.
