I'm very eager for news about 41 W 57th. While I'd hate to see 35 W 57th get torn down, I'm curious if Soloviev will sell it to a JV including Sedesco and Vornado/LeFrak so that they can combine their sites. (The negotiation of a JV is the only reason I can think of for Sedesco's not proceeding rapidly with its project given the huge demand for condos.)
It seems that Soloviev is committed to an office plan for his site, so he's presumably not concerned about a competing residential tower across the street from his proposed development. I wonder if he's being held up by negotiations to buy the Cuban restaurant site on 56th Street and maybe even the Metro Marche site on 57th. I also suspect that he's negotiating with office developers (whether SL Green, Vornado, Related, etc.) to develop an office tower on his site, which I envision to be very similar to in size, etc. to the newly-built mid-rise on the Calvary Church site.
The enormous, empty plots on 57th are utter eyesores. I hope that something happens soon.
