Great photos!

Does anyone know why there's a relatively big difference between the number of usable floors (58) and the floor count of the top floor (73)? Are there 15 mechanical floors (or equivalent)?

^ Like with most new office towers in the city, floor numbers are adjusted for height.

Since its inception I have always liked this tower, very nuanced sophisticated NYC contemporary construct.

The lighting scheme with the orange and blue for the Knicks in the past few weeks has elevated this tower's status. Like the ESB it rises to the occasion during great events; such as Knicks playoff games, as STRESSFUL as they are. Great job on the lighting scheme to complement ESB!

And of course... LET GO KNICKS!!!

Record Breakers: Soloviev, SL Green Sign NYC's First $320-Per-SF Leases

The two priciest office leases in New York City history were signed in rapid succession. Nscale, an Nvidia-backed artificial intelligence infrastructure company, agreed to pay $320 per SF in a 7,204 SF, five-year lease for part of the 54th floor of One Vanderbilt, SL Green's supertall atop Grand Central Terminal, according to JLL data provided to Bisnow...

SL Green Cashing In On Surging Manhattan Office Market

New York City's largest office landlord is generating more cash than expected as companies clamor for a dwindling supply of premier Manhattan office space...On the strength of rapidly increasing rents and profits generated by the supertall One Vanderbilt, SL Green Realty Corp. raised its 2026 guidance for funds from operations...Also 100% leased is One Vanderbilt, the 1,401-foot tower atop Grand Central Terminal that, at $4.7B, is the most valuable office tower in the country — and its cash cow status is only growing. Of the $1.20 per share of additional FFO that SL Green now projects to bring in, 80 cents was attributed to One Vanderbilt, which signed the first $320-per-SF lease in the city during the first quarter...“This property has generated so much cash flow that we repatriated all of our equity long ago,” SL Green Chief Financial Officer Matthew DiLiberto said on the call...

One Vanderbilt dethrones Empire State Building as king of NYC’s observation decks after 95 years

By Steve Cuozzo
Aug. 28, 2026

Quote:
Look out, King Kong! By at least one major metric, One Vanderbilt’s Summit has overtaken the Empire State Building Observatory’s 95-year reign as king of the city’s sky-high viewing decks.

Summit, just five years old, brought in more dough in the first half of this year than the iconic Empire State decks for the first time, according to filings by the buildings’ publicly traded owners.

Summit’s $55.651 million operating revenue for the first six months of 2026 topped last year’s $53.541 million over the same period. The 3.9% increase was tucked into landlord SL Green’s supplement to its second-quarter earnings report.
Quote:
In comparison, Empire State Observatory revenue for the first half of 2026 plunged to $42.7 million from $57 million in the first half of 2025, according to Empire State Realty Trust’s second-quarter earnings report.

“In fact, Summit revenue exceeded the Empire State Observatory in the fourth quarter of 2025 as well as in 2026 to date,” Manhattan-based Bank of Montreal analyst John P. Kim noted.
Quote:
Privately held companies own four of Manhattan’s observation decks — Tishman Speyer’s Top of the Rock, Related’s Edge, the Port Authority and Durst’s One World Observatory and Jamestown’s just-opened Times Square Skywalk — and aren’t required to divulge financial results.
