The proposed 145-foot-tall development will yield 194,886 square feet designated for residential space. The building will have 99 residences with a total 297 residences on the lot, most likely rentals based on the average unit scope of 656 square feet. The concrete-based structure will also have a cellar and a 37-foot-long rear yard.

S. Wieder Architect P.C. is listed as the architect of record.

Demolition permits were filed this month for the single-story structure on the site. An estimated completion date has not been announced.

I agree. I would have preferred a new tower, but this new facade will look 1,000% better than what we currently have.

i like that base a lot.

its a bright, open corner wraparound of glass.

and has bit of nice greenery just above.

673-675 Fifth Ave, which have been empty for a long time, and 1 E 53rd Street all have work permits plastered on their windows. This is a prime site for a condo.

Does anyone have any information?

New York Is Relying on Office Conversions to Address Its Housing Crisis

"A New York Times analysis shows that the pace of office-to-residential conversions like the former Pfizer building, where two steel columns buckled in July, has quickened sharply.

When a high-rise project became dangerously unstable last month, prompting the shutdown of two Midtown Manhattan blocks, it revealed just how much the city had come to rely on converting old office buildings to deal with its housing shortage.

So far this year, the city has issued permits for 74 such projects that will create roughly 10,100 new homes, according to an analysis of city data by The New York Times. That amounts to a third of all of the new housing permitted in the city during that period, showing how quickly New York is embracing residential conversions..."
