The proposed development is a six-story mass timber mixed-use building located at the prominent corner of Martin Luther King Jr. Drive SW and Broad Street SW within the Downtown Special Public Interest District (SPI-1, Subarea 6). The project has been designed to reinforce the urban character of Downtown Atlanta while supporting the City's goals for pedestrian-oriented development, economic investment, and sustainable urban growth. The building will contain approximately 47,894 square feet of gross floor area on a footprint of approximately 6,460 square feet. Active retail uses are proposed along the ground floor to strengthen the pedestrian environment and contribute to the vitality of the surrounding streetscape. A lower level will accommodate additional commercial opportunities with the potential for direct connectivity to the ground-floor commercial space, creating flexibility for future tenants while maximizing activation of the site. A publicly accessible rooftop terrace will provide an amenity for building occupants and visitors while contributing to the overall vibrancy of the development.

Sounds fantastic! Ideally most of the South Downtown neighborhood will be filled in with new development of this scale.

From what I've seen it takes both the empty lot and the Yoyo mural building.

The description is really vague. They don't seem to say what the building is going to be for.

The full plan set is on Accela, with renderings.

It's 2-stories of retail with offices above.

I really wish it was housing, but I know that housing makes no financial sense today with the glut of rentals charging rates that are below replacement cost.

Good call. 2 of the renderings here. Exactly the type of infill I hope continues across Downtown.

I think this looks amazing actually. Do really wish it was condos or rentals, but I'll take what I can get.

I take it this is not the South Downtown team, but perhaps an organization associated with them?
