So in other words, you accept the fact that if the unsold excess supply units were left open to the free market then their sellers would be incentivised to drop their prices, right?

And before anyone tries to say "Oh but Vancouver has multiplexes now", Auckland now has zero FSR limits or setback requirements, only a shadowing angle setback.

What is the height limit, 3 stories? The shadowing setback combined with height limit give an FSR figure. Do you know what that is?

What I have read on line says the structure cannot cover more than 50% of the site, and no more than 3 stories. Very similar to what Burnaby had, but chickened out of.

It depends on the size of the lot I gather. On the map I showed, apparently the THA limit is 5-7 stories and the average FSR is 2.5, the MHU limit is 3 stories at an average of 1.35 similar to Burnaby multiplexes, the MHS limit is 2 stories at 0.8 and the SH limit is 2 stories at 0.7.

It's worth noting that this excludes basements, so in practice if you wanted you could build a SFH at 1.05 FSR and 2 stories + basement in Vancouver terms or a multiplex at 3 stories + basement at 1.8 FSR, however basements are very rare in Auckland due to the geography and climate.

I must have misread something, but you're right all the zones do have a maximum site coverage.

Here's some examples of the built forms:

2015 SFHs -> 2026 Neighbourhood of townhouses

2014 rancher + garage -> 2026 (12?) Rowhouses with basement garages

2012 several bungalows -> 2026 neighbourhood of rowhouses (feels very European)

This is an interesting one:
2015 bungalow on a deep lot -> 2026 3 side by side duplexes in three rows

2017 strictly SFH neighbourhood -> 2026 low + medium + high density housing forms together, including new SFHs
