How do the economics for this thing work? Condos in BC are cheap. You can buy one for under 100k USD.

One of our best friends owns an entire (small) building right on the beach, and it's worth maybe $1 million USD. They rent out all the units. The guests are overwhelmingly local middle class people from Santa Catarina (the local state), which, while prosperous, is hardly a Dubai. They're visitors from local towns like Joinville.

If you google condo prices in the taller newer towers they are +$1m. I was curious because I have family there.

The high cost and rapid development of the CRE market in Balneário Camboriú, where land is among the most expensive in South America, could potentially make it attractive for money laundering activities (similar to accusations in Panama City where questionable/nefarious developers were very active - mainly from Columbia and Venezuela).

I'm not saying it exists or is wide-spread. But, the conditions are right for it.

Regardless - this is a sweet-looking tower!!!

Balneário Camboriú has became the most expensive real estate in Brazil. Of course there are districts in São Paulo (Pinheiros, Jardins, Itaim Bibi) and Rio de Janeiro (Leblon, Ipanema, Gávea) more expensive than BC, but it's definitely not a middle-class town anymore. They attract wealth people of the entire South and Midwest Brazil, people who got money with the booming and massive Brazilian agribusiness industry.

I google and it seems the cheapest unit will sell for R$ 28 million (US$ 5 million) and the most expensive ones will reach R$ 200 million (US$ 36 million).

Brazilian labour is not cheap. It's actually quite expensive compared with countries on the same GDP per capita bracket. We should consider that Brazilian Real is quite undervalued so exchange rates might be quite deceiving.

A 400-meter skyscraper is also under construction and is scheduled to launch in November, while another building of the same height is in an advanced planning stage. A fourth project, measuring 300 meters, has also been announced in the Santa Catarina city.

The foundation of Senna Tower, the more-than-550-meter building, required a new system because of the project’s scale and the characteristics of the site. Stéphane Domeneghini, the engineer overseeing the project for developer FG Empreendimentos, says that instead of a typical foundation requiring about 100 piles, the company developed a “picket fence” system after three years of research, using thinner but more numerous and deeper piles. A total of 800 were used. The foundation alone has required enough concrete and steel to build two 50-story buildings, and the construction has barely risen above sea level.

Using a different system, the company says its foundation set a national strength record. The project is expected to cost R$1.1 billion, excluding the land, and is scheduled to launch in November. Another challenge for buildings of this size is withstanding wind, which becomes stronger as altitude increases. Tall buildings will sway, “but we have to control it,” Lyra said.

Both Senna Tower and Lotisa’s building will have mass-damper systems. The technology counteracts the building’s movement so that residents do not feel it. Both buildings are predominantly residential.

The world’s tallest building remains the Burj Khalifa in Dubai, at 828 meters, but the Jeddah Tower in Saudi Arabia is expected to surpass it by reaching 1 kilometer. Both are mixed-use developments.

I wonder what the height to width ratio on this one is, looks pretty skinny.
