Looking more into it I'm not sure if the buildings behind this are involved. They are a set of gated townhomes built in 2009. I don't know if they are actually abandoned. In my last photo one appears to be boarded up, either it was boarded up before the fire or possibly after from being damaged.

Looks like a lot more commercial space than initially put forward. That of course assumes they're in the mood to build it.

Sorry if I didn't mention it clearly, but the illustration came before the renderings. Meaning commercial space has been omitted from the initial plans. Phase II is still expected to have retail.

Up to Oltorf in a couple of years South Lamar is going be as built up as any corridor outside downtown.

Demo was recently approved for all three warehouses on site. There is no site plan on file, but the site was rezoned for DB90 in 2024. So multi-family is likely.

The Lenora

4507 Menchaca Rd

Quote:
The Lenora will bring 39 thoughtfully designed, affordable apartment homes to a well-connected South Austin neighborhood along the Menchaca Road corridor. Surrounded by established homes and local businesses, the community will place residents within walking distance of grocery shopping, schools, Joslin Neighborhood Park, and public transportation, with convenient access to U.S. 290, downtown Austin, and St. David’s South Austin Medical Center.

As Overland Property Group’s first development in Austin, The Lenora represents an exciting opportunity to join a thriving community while addressing its growing need for attainable housing. With a mix of studio, one-, two-, and three-bedroom homes, modern resident amenities, and rents serving a range of income levels, The Lenora will add long-term value by expanding housing choice and helping families remain connected to the neighborhood, services, and opportunities that make South Austin such a desirable place to call home.

This is basically my neighborhood, though I live closer to St. Elmo. They will have to do a lot of cleanup before they start as this is close to the homeless navigation center which is supposed to move at some point.

Interesting that a sign for new low income housing just went up at 6200 Manchaca too.
