A 10s building is proposed at the NE corner of Oxford St and Clemens St. This site is located about halfway between Highbury Ave and Quebec St (right across from the Finch Nissan dealership).

A numbered company so no idea who the developer behind this is. Also definitely a student rental play given the large number of students living along that stretch already. Westdell has a proposal for a larger building further east and Council voted down a 24s proposal even closer to the College this year. Which one will see a shovel in the ground anytime soon?

They have started demolition of some of the homes. I don't think the zoning application has even made it yet to committees much less full council. This is a good example of getting demolition permits ahead of zoning application approval.

City planning staff is recommending that Council approve the zoning change for this 10 storey apartment building. Goes to the Planning and Environment committee on May 23rd.

Planning committee unanimously approved the zoning change to allow for this proposed 10 storey apartment building.

Goes to full council for a vote on June 6th.

Sadly but not all that surprising to see the For Sale sign has now gone up on this empty lot promoting a residential development opportunity. We have a number of these land speculators operating in London whose business model involves getting a property rezoned to increase the value and then flipping it to actual developers for a tidy profit. Who knows now how long this will sit vacant before a real developer purchases it and applies for an actual detailed site plan and building permit.

So over two years since this was rezoned for a mid rise apartment building and the property is still up for sale. Land speculation is a long play game.

I guess somebody finally complained and the city got the 5 ft tall weeds and tree saplings cut down in the empty lot. For Sale sign is still up awaiting a future buyer which may or may not move this mid rise residential proposal forward.
