Nice to see these small hotels in neighbourhoods like Mt Pleasant and Kits. Small-scale and more budget-friendly hotels are needed too.

2339 Main is bizarre. And I thought we were in a “housing crisis”? Why would they approve losing affordable rentals for a few oddly placed hotel rooms?

Hotels are a permitted use in the zone here. City Council approved new policy last year to help address Vancouver's hotel room shortage - so there's also a perceived "hotel rooms crisis".

I would say small = boutique, not budget friendly.

Think Opus in Yaletown.

But you think we aren't in a housing crisis. Will the whining ever cease?

Sometimes yes, but these (especially the one on Broadway) seem like they will be more rudimentary. The West Broadway building in particular, it's a small 2-storey office/institutional use currently. I can't see more than a few rooms.

Capsule hotels tend to be on the small and budget friendly side.

Kalido's 'Block House' only has 19 rooms, in a converted office building in Gastown, but they're asking $500 and up a night. Viaggio's Modo Hotel that just opened in a converted SRO on Granville have some smaller, micro rooms that are $250+, and regular c 200 sf rooms are $400.

The West Broadway building probably only has 2,000 sf of second floor space, so will be pretty limited in scope. It was a Jewish Community Centre (above a kosher restaurant), so the conversion won't be as easy as a previous residential building.

Maybe the Main Street project will be another Carmana with Peterson behind it. They seem to also own Porter 2 next door?

I'm curious, why doesn't this woebegone project have its own thread?

There's a trade-off between convenience and dogmatism (if that's a word).
This forum like grouping areas in omnibus threads for projects that are 'minor' or not updated often. That makes it hard to find posts afterwards.
Forums like Urban Toronto are dogmatic in having a thread for each project by address which makes it hard to find the thread to add a post if there's only an update every few months.
So the general threads make it easier to post and the forum isn't clogged up by minor projects.
You can see a bit of that with the number of separate threads for the various Metrotown projects.

The Arts & Crafts Building on Seymour still has wraps around it.
Was supposed to be a Sonder hotel before they collapsed.

Pic by me today:

When the City acquired the Woodwards parkade on Water / Cordova, they rebuilt it with a shallow skin of office space on the Water Street side. When Storyeum failed, the Vancouver Film School moved in and used the space in the basement for sets, and had office and teaching space in the three floors facing Water St (which are only 9,201 sq ft).

Those three floors were offered for lease at $36 psf, according to the brochure. Hollytree Hospitality Corporation are proposing to create a pod hotel with 122 pods to potentially serve 130 visitors. They're going to be fully staffed 24/7, so a different model from the Kalido hotels. There's a rooftop patio, for guests, with no food or drink service.

The Peterson hotel conversion on Main Street

Quote:
The proposed operation is a limited -service boutique hotel consisting of 27 guest rooms located on Levels 2 and 3 of
the existing building. Access will be provided from the main entry door on Main Street. The hotel will be open to the
public and is intended to provide a neighbourhood -oriented accommodation option for visitors wishing to experience
Vancouver beyond the downtown core.
The maximum occupancy of the hotel will be 54 guests, based on a maximum of two occupants per guest room.
The hotel will operate using a self -service accommodation model with remote property management. Guests will
complete a remote check -in process prior to arrival and will receive a digital key or door access code approximately
30 minutes before check -in. A digital self-service kiosk will also be provided within the building entrance to assist
guests as required.
Services provided will include:
• Housekeeping for guest room turnover between stays;
• Daily janitorial services for common areas and shared washrooms ; and
• Pay per use self service laundry for guests .

The guest experience and communication will be driven by a technology -based AI platform with an interactive
interface offering partnerships with local attractions, restaurants and services .
Daily in-room housekeeping services will not be provided during guest stays, resulting in relatively low operational
activity compared to a full -service hotel. For longer stays, the guest would have an option to book a la carte
housekeeping service at their request.
The proposed operational model has been carefully developed to respect the physical constraints of the heritage
building while providing a contemporary hotel experience with minimal servicing requirements and limited impacts on
the surrounding neighbourhoo d.
Hours of Operation
The hotel will operate 24 hours per day, seven days per week.
The property will be managed remotely with customer support available 24 hours per day. There will be no permanent
on-site staff. Daily janitorial services and housekeeping staff will attend the property as required for cleaning of
common areas and guest r oom turnover, which is assumed to be daily.
Typical on -site staffing will consist of one to two employees (janitorial/housekeeping) during daytime operational
hours. No overnight staff are proposed. The property will be fully monitored by remote 24/7 security and have access
to local staff in the event of emergencies.
