Memorial Hermann TIRR Tower

Memorial Hermann Health System's TIRR (The Institute for Rehabilitation and Research) specialty clinic is expected to grow vertically within that division's clinic inside of the Texas Medical Center.

From the Official Statement I received today:

In March 2026, MHHS approved a $550 million expansion project that provides a new bed tower and interior backfill renovations in support of TIRR's world class rehabilitation mission. The new bed tower is anticipated to be operational in 2031. This project is expected to be financed in part with proceeds future debt issuance and philanthropic dollars.

m Strategic Partners is serving as the Owner’s Representative for the TIRR Memorial Hermann Bed Tower Expansion, a transformative project designed to enhance one of the nation’s leading rehabilitation hospitals.

The expansion includes a new 14-level bed tower featuring 96 private patient rooms, advanced rehabilitation and therapy spaces, hydrotherapy facilities, imaging services, support areas, and a three-level parking structure. The program also includes significant renovations to existing facilities, modernizing patient care environments and converting semi-private rooms into private accommodations.

Working closely with Memorial Hermann and project stakeholders, m Strategic Partners provides strategic leadership throughout planning, design, and construction, ensuring the project supports operational goals while maintaining continuity of care.

Upon completion, the expansion will strengthen TIRR Memorial Hermann’s ability to deliver world-class rehabilitation services and further its mission of helping patients achieve greater independence and recovery.

Mid Main Phase II / Mid Main East

The existing 7-story structure is located in Midtown between Main and Travis streets, with Holman to the northeast and Windbern to the southwest. A proposed expansion of this development would reach across Main Street to have Fannin as the southeast barrier. Plans look to wrap around the Ensemble Theater. Like the first phase, this looks to span two blocks with 400 residential units and 18ksf of retail.

Nice homage to Nina Vance and the original location of the Alley Theater, which it looks like this proposal would wrap around.

Houston seems to be so much more interesting when it comes to development and scenery. (Obvi I love Austin), but why is Dallas so boring compared to Houston?
