Honestly, after no-one decided to put a tarp over the holes before winter, I feel like decision had been made whether they wanted to accept that they had made one or not.

Obviously conflicted on it, but just let something happen for Christ's sake. It can't be left all decrepit, it needs to be fixed or go...

The challenge is, that DOD apparently wants to let it go, but there's a vocal historical preservation faction that wants to keep it. They had hoped to use the city to force the matter and the city has (rightfully IMO) declined. So it's back in the DOD's hands now.

I suspect the building will be torn down ultimately. How soon will depend on how many hoops the preservationists can force through. The City angle was just the first attempt. (And there is a public appeal going on with the decorated fence outside the remains at the moment)

I don't think that there's much anyone can do at this point to prevent the feds from tearing it down.

This may complicate things, but Fredericton did the right thing by washing their hands of this building.
It's the only surviving wooden structure in the Garrison District - hard to argue that it doesn't have historical value IMO.

Can't they do an RFP for it? Would be a serious loss.

Even if someone with deep pockets stepped forward to assume the building lock, stock and barrel, it's still located in a DND compound. The remnants could maybe be taken down and rebuilt at Kings Landing?

For that type of effort this building seems ill suited and lack the historic value.

Preservationists rarely look to spend their own money for their efforts/demands.

I feel Fredericton and Frederictonians will be just fine with the building being gone.

The Centennial Building is a much, much more significant building in shambles.

Something needs to be done with both buildings. They're both major eyesores in tourist areas of the city. The Centennial building at least is probably salvageable, as long as they can find someone who won't turn it into a suburban cookie cutter monster.

The Guard house though is probably a teardown. Repairs are likely unreasonable, and DOD clearly doesn't want to do anything with it. Taking it out will give better access to the side of the armory, which isn't really needed but they probably would appreciate.

So yeah, that building is likely toast once permission can be given to yoink it down.

Building permit is for a $32M 227 unit apartment building – easily the largest apartment building in the city by unit count.

There's also been a permit issued for a $3.8M 34-unit building on Clements Drive, the first of two buildings there.

Go big or go home!

227 units at $32.0 million seems like a good investment. At F'ton average rental rates, this should generate in the range of $5.0 million annual rental revenue.

Latest PAC minutes always include building permit details for previous month. In this case August PAC minutes include building permit details for July 2026.

Hi Just wondering if anyone has seen any renderings or maps on what the eventual plan is regarding the new Cliff/marysville traffic circle as it presently would have upon completion 2 arms that go no where and if one of the arms is another cross link back to saint marys behind walmart?

The Roundabout is being built to provide access for the new neighbourhood being planned in behind Walmart and that area.

I haven't seen too much about it, but this CBC article has a rough outline for the layout of the area.

It doesn't look like it will reach back to Walmart , nor even connect to the St Marys Reserve neighbourhood next to it; but maybe those links can be put in as the neighbourhood develops. It does look like there will eventually be an entrance to it from 2NC.

The arm that goest west opposite of Brown Blvd should see development soon. My understanding is that a fairly significant co-op housing project will be built there.

The original plan talked about a connection to Sitansisk (to the west), a connection to the new reservoir (to the north), and a connection to Two Nations Crossing.

See page 13 (point #10) of https://engagefredericton.ca/51175/widgets/217006/documents/164372

Quote:
Extension of Brown Blvd. westward to connect to Sitansisk lands, providing access and services.
It also talks about transferring the land at the end of the Brown Blvd. to St. Mary's as well. I would imagine that it would connect to existing roads eventually.
