1269 Hyde Park Road - two 15s (Approved)

Two 15-storey residential apartment buildings are proposed on the east of Hyde Park Road, just south of the rail underpass.

There is currently a heritage building on the site, which has the Crossing Pub & Eatery. The building will not be retained.

The development is proposed to have a total of 503 units. A new 2-storey commercial building is also proposed.

Always interesting to read the local history in these reports. No surprise there’s a push to add density along Hyde park. Going south on Hyde park out of this property will be challenging during rush hour.

A company called North Development Corp out of Cambridge has it listed on their website: https://northcorp.ca/projects/. Doesn't look like they've gotten anything out of the ground at this point though.

City planning staff is recommending that Council not approve the zoning changes for these proposed buildings.

The biggest concern that staff raised in the report is the fact that the heights proposed are too high for the location, as per "the recent Heights Review approved by the Ministry of Municipal Affairs and Housing". 8 stories would be the maximum for this location.

Another issue that stuff raised is that the current building on the property is a heritage structure, so "the site layout should be revised to integrate and conserve the building with minimal impacts".

This goes to the planning committee on November 12th and then to all of Council on November 25th.

The pub closed suddenly and unceremoniously about a week or so ago. Without any warning...and apparently some employees did not get paid.

City council OKs demolition of 1870s-era building for 15-storey towers

Council voted 10-5 both to deny heritage designation for the historic 1872 building at 1269 Hyde Park Rd

Looks like the house will reopen as a new pub restaurant again for the foreseeable future as market conditions aren't right to start construction of the apartment buildings.

Likely next decade before we see a shovel in the ground.

According to this reddit discussion from tonight, the restaurant is now closed.... someone said that the signage has been removed and that there is a sign that says they are closed.

The restaurant manager had said in that April article that "he hopes to get a few good years out of this building before the development begins".... it was barely more than four months.

It makes me wonder if the landowner is expediting their redevelopment plans.

The restaurant closure is likely more about bombing then it is about moving ahead with the residential redevelopment. I don't doubt that the likelihood of this land owner going ahead with the construction at this time is unlikely given the current vacancy rate. Still not convinced they will not be putting the land up for sale in the future. There are many approved zoning properties around the city waiting to be sold to actual builders.
