More data shows that Charlottetown has a long way to go before we get in a position of having enough vacancies. From 2024-2025, it increased by only 0.8%.
People are moving here, want to live here, and those that move here to PEI, they will eventually moved to the bigger centre. Data shows this.

Internal migration eventually ends up in Charlottetown.



At 4.5% vacancy rate, Summerside is in good shape with its present vacancies. Developers need to start focusing on Charlottetown, and start building up! But with the NIMBYS, the Design Review Board, a biased city council, and a highway infrastructure that resembles the 1950's, it'll be a slow and painful process! People want to live here, but we are slow to build.

Stratford - Proposed subdivision expansions in Stratford could see hundreds of new homes added.

More than 300 units could be added between the two projects.

Stratford's council has approved a resolution to give a developer with more time to finish work that would add dozens of housing units in the growing town.

The project would see 87 units added on Billy MacMillan Drive, just off of Stratford Road. The planning board has also recommended another subdivision application from Flourish Development Group, which wants to add 287 housing units to its Foxwoods Subdivision off of Kinlock Road.

Fantastic. Now it's the height of 6 or 7 floors yet it's only 5! I'm convinced NIMBY's don't care about height, and instead are opposed to housing. There was no opposition when the new Enwave building was proposed, which is right on the water, pretty close to downtown, and is nearly a high-rise (not to mention it has a 50m tall stack).

Something funny I remember seeing from when the Queens Arms apartments were proposed was residents saying there aren't any buildings of similar height in the area.. the same residents that didn't put up a fight when the taller Hampton Inn was proposed and built just up the hill on Capital.

Originally, it was supposed to be 6 floors (see below). How it went from that to this new rendering, is beyond me! Something happened, but then again, it's SableArc where everything is 4-5 stories!

Burbank Crossing development

I saw this the other day and the development is supposed to be immediately across from the alleged Costco development just off the bypass in the Cornwall area.

According to the website, the development will begin Phase 1 in September of this year and will include big box stores etc. Im surprised that nobody has mentioned this yet.

Looks like the website was thrown together with AI, but I guess what isnt these days. Aside from this website there is zero talk about this project, there doesnt appear to have been any permits pulled. Im sure with the scale they are proposing the town would be involved as well.

Also, while they are working on it, water and sewer hasnt made its way down to that area yet.

However, I do hope this project is successful. Cornwall is in desperate need of commercial development. It has been stagnant for 10-15 years.

I agree with the commercial development. A new grocery store would be a good start like a new Loblaws. With a growing population, and I'm sure it has pushed over 8,000 mark by now, Cornwall has fallen behind. Montague has a Sobeys and a Loblaws. That is just the start.

I was down there the other day and the water/sewer connections are there at that location now.
