Really hope I'm wrong but I always had a nagging doubt about this project. A small, inexperienced developer and a big project is often not a good mix. Fingers crossed that maybe the NW building is next instead. I always wondered if it wouldn't make to sense to start at the water and work back towards the street.

Huge missed opportunity to put in temporary basketball and beach volleyball courts here instead of directly going against the parking strategy, if that's what's actually happening. Incredible fumble.

Agree with sailor734. Its a bit of a disappointment for sure but we all had a feeling this would happen based on the inexperience of the developer. However, as someone stated earlier, I do remember that they built quite a dirt pile before they started driving the piles for the first building maybe the site foreman was pulling somebody’s leg possibly maybe.

Has building one really been under construction for 3 years? CMHC says the average time from groundbreaking to occupancy for a six story residential is 22 months and AI says the normal range is 18 to 24. Intuitively I always thought this build was moving slowly but perhaps it actually is?

The 3 year figure isn't quite right, the foundation and underground parking level work only started in the second half of 2024, so about 24 months ago, and the steel was late last spring. The pilings were in almost a year before that, but there was still a lot of site and wharf infrastructure work going on by the city and its contractors at that time and that held up the building construction starting.

It's tough to compare this building time to other sites because of the complexity of the concurrent upgrades to the seawall and wharf, it's quite different than just building on a typical lot somewhere that isn't on reclaimed land on the ocean.

Fair enough. Three years struck me as long but I expect I was recalling pouring foundations in 2024.

Totally understandable, it has been quite a long time coming. I had to click back through some old photo updates in this thread to make sure it didn't really start in 2021

The proof in the pudding will be if building 2 starts this month or next and is done late 2028

I said to someone the other day I thought #1 could be finished by the end of the year, so that lines up. I hope your source is right on #2.

I had heard from other people that their occupancy of the first building was planned for later this year, so that aligns too. I truly hope Building 2 does start in 2027 - although whether that is early or late in the year will have a big impact on the optimism on this forum

Haha, yes it will.... However little impact in the grander scheme of things. Nice to see this done right for the long term rather than rushed. Based on the first building it certainly seems like when this is fully built out it will be transformative space through these growth years for the city.

Just an updated screenshot of the progress. They are now working on creating the sidewalk/pathway from the street to the first building.
