Sounds like a new Tim's is being built in the Woodstock/Bloomfield area up West, and could also be a Wendy's up that way as well.

New Tim's is Nearing completion, as is the new roundabout at that intersection.

Wendy's to go in at other end of the parking lot.

Does anybody know if there are any plans for the Pickard building on the corner of University Avenue and Belvedere? It's been abandoned for at least 30 years. The owners apparently have no plan to do anything to the building other let it continue to be an eyesore with the city unable to apply any pressure on them to sell it or demolish it. Or so it appears.

No, the owners use it for storage, and I think the fire department uses it.
The NIMBYS in this city are quick to call new builds as eyesores, etc, but never mention unsightly properties. Look at all buildings on University Ave, from Provincial Credit Union to Chestnut St., the Borden Myers building beside Parkdale Pharmacy, Queen St and Kirkwood Dr, and many more. CRICKETS!
The Pickard land would make a great spot for 10 and 7 storey apartment buildings for locals, students and some green space left over.
Not going to happen in this century!

A few years ago I made a model of what a development on the Pickard land could look like. Would be perfect for ground floor commercial and student residences!

I remember in January of last year the city voted to board up 31 Kirkwood and called for plans of demolition if it wasn't brought up to code within 18 months (where the city would try and work with the property owner). The owner has clearly not done any work, considering they abandoned the property over 6 years ago. The city might be doing work behind the scenes, but I haven't seen anything happen publically.
It's a shame. The property is prime land for apartments! In between several schools, park space, transit lines, churches and commercial development. I would hope good use is made of this land, however I unfortunately see it being wasted when the Islander hating NIMBY's get it cancelled or scaled down to an extreme degree.

It's a shame it got cut down, but at least somethings likely being built! Same can't be said for a lot of other projects in town. I think the brick on the first 3 levels should help tie it into it's surroundings pretty well. In the future this area should feel quite dense and definitely lively! I wish the port/founders hall area were a bit better connected to Queen via Water St. Between Queen and Great George is amazing, however I feel the area between Great George and Prince on Water could use some redevelopment. Several surface lots and larger single family homes with no real architectual or historical value that I think could go. Some new, dense development designed to fit into the area could go a long way!

We are on the eighth and last floor. I hate stepbacks! They make the whole flow of the building look off. It would look so much better if they had left it without the stepback! Here's photos as of this morning.

The stepback is more intense(?) than I had imagined it would be. Glad something's being built here, though. Great photos!

I'm not sure allowing left turns out of Tim Horton's on North River Road is wise or safe. I've seen many vehicles, including a Tim's long-haul truck, turning left and blocking traffic coming from 3 different directions. What a mess. I'm not sure there are a lot of good options, but this has to be addressed.

Have you seen it during rush hour? It's mental. The Tim Horton's is really poorly placed. Shouldn't even be there in the first place considering it's in a historic marsh/floodplain, which also forces all entrances and exists to be funnelled into one spot, which is on North River next to the intersection. No option other than to get rid of it or make it more inconvenient for those going to that Tim's. There's the one up Capital next to the new hotel, which is significantly better.

And then there are those who turn right onto North River Rd and then abruptly stop to turn left into the McDonalds at the Esso. Why they don't go straight and turn right into the Esso is beyond me. Dah!

Remember this apartment was originally to be 10 stories with the top two floors as "three bedroom apartments". Below is an exerpt from last nights city council meeting.
The comment below is CMHC's take on three bedroom apartments in this city.
This is why you DO NOT LISTEN to NIMBYs and the convoluted Design Review Board!

Read on,


"It was asked whether family-sized rental housing remains a concern in Charlottetown and across PEI.
CMHC agreed that there is a significant shortage of larger family-oriented units. It was noted that affordability must also consider whether housing is suitable for the size and composition of a household. The current supply of three-bedroom rental units remains limited, and vacancy rates for those units are particularly low."
I've noted this very thing in an earlier post about there being near zero three bedroom apartments.

Talk about a screwed up setup!!
