The proposed development consists of two (2) fourteen storey residential high-rise towers connected via a single storey podium along the western edge of the siteJ containing a total of 365 dwelling units. A total of 364 vehicle parking spaces are proposedJ where 328 are provided for residential use and 36 are provided as visitor parking spaces. The majority of parking is proposed to be located underground with 5 visitor spaces located at-grade. A total of 183 bicycle parking spaces are proposed to be located underground.

Does this look like an almost carbon copy of the project at 979 Wellington to any one else?

Some seminaries maybe, but that could be said of the majority of new buildings and proposals in Ottawa.

Tudor Hall, a small event/wedding venue, is currently on the site of this proposal. Perhaps you've heard of that.

Otherwise... it does have a back access road to the Ottawa Hunt and Golf Club which is hosting the Canadian Women's Open (LPGA) in late August

Tudor Hall!!! That's why I recognize the name of this road. I went to a raucous wedding there many moons ago. They got divorced 6 months later

Funny how the adjacent streets have LRT stations named after them (Uplands and Bowesville) but this site is so far away from them.

Tudor Hall is going to be redeveloped into a new residential complex. Can't offer any more details because most of the Ottawa Business Journal is now behind a $108 a year paywall. Who the F#$(* is going to pay $108 a year for the Ottawa Business Journal?!? They have great content, but they are far too niche to go behind a paywall.

An Ottawa real estate firm is planning to build a pair of 14-storey residential towers at the site of a well-known meeting facility near the airport as it continues to expand its office, industrial and residential holdings in the city’s south end.

Jennings Real Estate Corp. has filed an application to construct a development with about 350 residential units and underground parking for about 340 vehicles at 3750 N. Bowesville Rd.

The 1.66-acre property is located just off Riverside Drive, a stone’s throw from the Ottawa Hunt and Golf Club. It is currently home to the Mosaic Convention Centre, a building better known as Tudor Hall that has hosted meetings since the mid-1970s and was acquired by Jennings last year.

Current zoning rules already permit multi-residential buildings of up to 14 storeys at the site, and the developer is now working with the city to shepherd the project through the municipal planning process.

Jennings president Christian Jennings said the company still isn’t sure if the units will be rentals or condos. Noting that rising interest rates have driven up financing costs for real estate projects, he said it will likely be a “number of years” before shovels are in the ground.

“It’s a hard one to nail down,” Jennings said. “Whether it’s rentals or condos, I think we’ll make our decision a little bit closer to the time when we’re ready to start building. We’re still at the very front end (of the process).”

The Tudor Hall property is just one of several sites in the company’s rapidly growing south-end portfolio.

Jennings recently acquired a pair of two-storey, 30,000-square-foot office buildings in a business park on Auriga Drive, just west of the intersection of Hunt Club Road and Riverside Drive, from Montreal-based PRO Real Estate Investment Trust.

Both properties boast well-established, long-term tenants, with engineering firm Paterson Group occupying 9 Auriga Dr. and Costco Wholesale the sole occupant of 31 Auriga Dr. The acquisition, which closed in late August, brings Jennings’ total holdings in the airport district to nearly 200,000 square feet.

“We like the area,” Jennings said. “It’s good access to downtown as well as the highways and major arteries of the city.”

Meanwhile, the company is also spearheading construction of a 50,000-square-foot building on the grounds of the Ottawa International Airport that will serve as the new headquarters for Canadian North airline. The project is expected to be completed in 2025.

While conceding that escalating financing and construction costs have “changed the dynamic” of real estate development over the past couple of years, Jennings said he remains optimistic about the firm’s long-term prospects.

“It hasn’t slowed down how we’re continuing to look for opportunities,” Jennings said. “We’re actively looking for more deals and more projects and think there are deals out there right now.”

According to application documents submitted to the city, the company is looking to build a 14-storey apartment tower with 174 residential units. The project would also contain a two-storey underground parking garage.

The development would be located just off Riverside Drive at 3750 North Bowesville Rd., which is currently the site of the Blu Legacy Convention Centre.

The application is for the first of two residential towers. The company originally proposed the project to the city in 2023. At that time, Jennings filed an application to build two 14-storey towers with a total of 350 residential units and an underground parking lot for about 340 vehicles.

According to the most recent application, during the first phase of the project, the existing parking lot on the north side of the property will remain undeveloped. The site will later be developed with a second tower that mirrors the first, according to a servicing and stormwater management report prepared by Robinson Land Development. The 1.66-acre property is on the southern edge of a residential neighbourhood, with the Ottawa Hunt and Golf Club located directly south. Farther south across Hunt Club Road is a strip of land occupied by industrial and commercial uses, including a supermarket, restaurants and hotels, and the Ottawa International Airport.

When the proposal was first submitted, the events facility was known as the Mosaic Convention Centre. Before that, it was known as Tudor Hall, which has hosted meetings since the mid-1970s and was acquired by Jennings in 2022.
