477 Madison is part of a lot merger with 350 Park Avenue, and can NOT be redeveloped with a new building. All remaining and overbuilt development rights are being used on the 350 Park Avenue site. Further, there was an easement purchased that subjects 477 Madison Avenue to it's existing envelope. That means, even if something were to happen to it, it would have to be rebuilt to existing dimensions.

I agree. It would have been nice if Extell acquired more buildings to the west of this site on 46th and 47th. (Unfortunately, Extell owned, by then sold, 30 W 47th which is an absolutely disgusting eyesore.)
