555-567 Commissioners Road West - 6s (Approved)

Tricar is proposing a six storey apartment building on the north side of Commissioners, just west of Wonderland.

This proposal is consolidating three lots, each with a single family home on it, and will have 74 residential units.

The design of this building looks very similar (if not identical) to their recent proposal also on Commissioners in Byron, west of Boler Road near the elementary school, which received zoning approval earlier this year.

Here are various studies and documents that were provided by Tricar:

It's a shame they are going low rise in this location. A much taller building would have a great view to the north of the Thames River valley. Likely they don't want to get into a NIMBY fight with the neighbours and a protracted OLT appeal.

I am actually ok with the city having a lot more mid rise buildings. We have a lot of highrises but not a lot of midrise.

Anything under 8 stories is a low rise building in my view. Mid-rise is up to 18 and high rise is 19 to 60 stories. Super tall is 60-100 and Mega tall is 100+.

But I'm guessing everyone has a different definition or uses meters or feet to define buildings.

City planning staff is recommending that Council approve the zoning changes that would allow for this six-storey building.

This goes to the planning committee on July 15th and then to the Council meeting on July 22nd.

Tricar has now demolished the houses and cleared the site for this project.

They have now 4 projects planned for Commissioners Rd.
