Wasn't there a bunch of controversy recently at insane rent prices at new buildings in Vancouver that had benefited from government money? I know this isn't subsidized, but they did get financing or something similar.

Surely $10K is an exaggeration? I know there are some folks in the region with a high income or existing wealth, but that is extreme. I'd want half the floor for that price.

Even once the second building is complete, there will still be more construction on the other two over the coming years. It could be the mid 2030s before things calm down.

That does seem pretty extreme although decent 650-700sq ft 1br units in Yaletown run high 2's or low 3K's on average. I had a family member who was in a luxury building on the seawall in a 1350 sq ft 2br 2ba that now rents for around 6.5K.

If you check out Craig's List you will see some eyewatering prices.

They've been working on relocating the material that has been stored by the fence next to Water street for the past year. I assumed it was just being used up inside the building, but now I see that it's just being relocated to the far diagonal corner of the site.

Could this mean they're clearing that area to get ready to begin site prep for building #2?

Last year, there was something on ConstructConnect with a proposed start date for building #2 in August 2026.

I think we'd need to see a building permit filed for the foundation work yet, which means it's probably slipped, but maybe they'll still squeeze something in this year.

That or they don't want any supplies or materials stranded on the other side of the new road once it opens. I assume they'll have to set up some new fencing to stop folks from wandering around the site.

Man I would like to see movement on the second one soon!! I would hate to think that people paying crazy rent for the first building would have to listen to a pile driver for 6 months. I lived at the top of Princess when they drove pile for the first and it would wake up. I really think this company I had no real financial backbone. I mean really they could have had the 6 story done in half the time they did.

If there was a more office workers uptown and more population lower west maybe? But lower west side doesn't have a "core" right along the waterfront where you can imagine density build up around a walk on ferry ramp. Tourists aren't going to want to go to the Tim Horton's lower west lol

I could see maybe if they decided Pointview and Bentley street was going to become a walkable, no cars and a passenger tunnel or overpass over Chesley to link to the Museum at the top of the hill, maybe. But, with limited office workers uptown and nothing to see lower west. I don't see a point in it.

I'm still confident on tower 2, shaky on 3 unless a hotel gets lured in, and totally dubious about 4-5. I'd like the city to use the north western part of the site for volleyball and basketball in the meantime. Asphalt/sand, nets, seating, and a container changing hut would be pretty cheap, and would honestly be a great medium-term use of the site. You could get half a dozen volleyball courts and two full-size basketball courts in there.

They're currently grading the footprint of building #2. A bulldozer, a grader and a roller started working on the site today.

Hopefully this means they'll start driving piles soon—perhaps even before the first residents move into Building 1.

The King Street long lapse isn't working for me, I'll check on it later but they could be leveling out the site as well.

I talked to a foreman on site - it’s a “temporary” parking lot and the building on that spot will be “sometime in the future”. So a couple possibilities - they’ll start building #3 next; construction will be dormant for a few years or project not feasible. It’s been 3 years since the pilings were driven on the first building. This feels like a 25 year old buildout

Not what we were hoping for, which might mean disappointment, but you wouldn't imagine they need a big 'temporary' parking lot if there is no further development planned. The residents of the building have underground parking so it would be needed for the construction crew and contractors. Or maybe I am clutching at straws, time will tell.

While I was watching the webcam earlier, I counted 40-50 vehicles on site; it is quite impressive. We might not be able to see progress from the exterior, but they must be working on something.

I’m working my sources - but I’m not hopeful. Parking lot may be for restaurant that is being fitted up (as per work permit pulled)
