Revamped Vittoria Trattoria rises from the ashes in the Market

More than four years after a fire tore through his ByWard Market restaurant, the owner of Vittoria Trattoria says he hopes to begin rebuilding the site in the next few months.

Domenic Santaguida told OBJ on Monday he and his business partners are awaiting permits from the city to officially begin reconstructing two heritage buildings at 55 and 57 William St. that were heavily damaged in an April 2019 blaze that caused more than $2 million in damage.

The buildings had housed Vittoria Trattoria, the eatery the longtime restaurateur owns with partners Stacey Santaguida, Harjeet Singh and Charles Gavsie, for nearly three decades.

That incident was soon followed by the COVID-19 crisis, which took a heavy toll on his other Vittoria Trattoria location in Ottawa south. All in all, it made for a challenging four-year stretch for Santaguida.

“It could have destroyed us, mentally and physically and everything,” he said of the devastating blaze. “It was really a tough thing at the time.”

The veteran entrepreneur now says that, in a small way, the fire was a blessing in disguise – if only because it gave him the opportunity to rethink a business that could have been devastated by the pandemic.

As part of his plan to reimagine the fire-ravaged space, Santaguida joined forces with York Entertainment Group, which owns the adjacent building at 62 York St. Best known as the former site of Stoney Mondays and Fat Tuesdays, the property was most recently home to a Starbucks that closed early in the pandemic.

“It made sense for our group and their group to work together to kind of create something new,” Santaguida explained.

An expanded Vittoria Trattoria restaurant will be built partly on property at the rear of 62 York St. The new establishment will include dining areas on the ground floor as well as in the basement, providing more seating space.

In addition, the redevelopment will also include a three-storey residential building with 17 short- and long-term rental apartments as well as a 40-seat rooftop patio and event space. Santaguida said the suites will likely be targeted at government contractors, embassy workers and businesspeople in town for extended stays.

The project is being financed with help from a number of equity investors, including executives from construction technology powerhouse Modern Niagara. Santaguida hopes the rebuilt Vittoria Trattoria will be ready to welcome guests in late 2024 or early 2025.

While rising interest rates have driven up the projected price tag, Santaguida remains confident he and his partners are making a sound long-term investment.

“We’re still optimistic that the cash-flow situation still looks good,” he said. “Having the diversification (with the residential component) and having more sources of revenue is pretty huge to make the whole equation work.”

The plan is the latest mixed-use construction project spearheaded by Santaguida, who is best-known as a fixture in the city’s hospitality sector but also has a number of real estate projects on the go.

He’s the lead investor in a six-storey, 50-unit apartment complex, called the Bradshaw on Bank, that recently opened in Old Ottawa South on property formerly occupied by Siam Kitchen, Boomerang Kids and the Barley Mow pub. Almost fully leased, the development also includes about 8,500 square feet of ground-floor commercial space.

Meanwhile, Santaguida has also filed an application to construct a seven-storey rental building with 64 apartments at 1940 Carling Ave., just west of Maitland Avenue.

“The rental market is very strong,” noted Santaguida, adding he will continue looking for other development opportunities around the city.

The Bank Street and Carling Avenue sites are part of a family-owned portfolio that includes pockets of commercial and industrial land as well as property in Beckwith Township, just outside Carleton Place, that Santaguida plans to subdivide into more than 40 residential lots.

The restaurateur comes by his passion for real estate development honestly.

His father Vittorio, a native of southern Italy who settled in Ottawa in 1958, was a bricklayer by trade who later purchased and redeveloped a number of residential and commercial properties in the capital.

Vittorio died in 2020 at the age of 82, but his children and grandchildren carry on his entrepreneurial legacy.

Domenic’s son James, a chef, and daughters Siena and Sophia are all involved in the family business. Siena is managing a new Starbucks location that’s set to open next month at 62 York St., next to the soon-to-be-revived Vittoria Trattoria.

“It’s a complete family affair here,” Santaguida explained. “We all get along and everybody has their role.”

Sounds different from what was proposed in 2020. There's one extra unit, as short and long term rentals instead of hotel, and now a rooftop patio and event space, which would need to take over some of the space that was for the hotel. Haven't seen any updated submissions on DevApps.

Rebuild of fire-damaged Vittoria Trattoria in the ByWard Market set to begin next month

Six years after his restaurant in the ByWard Market was destroyed by fire, the owner of Vittoria Trattoria said construction of the new building is set to begin this summer.

Domenic Santaguida told OBJ on Monday that building permits from the city are ready to be picked up and the goal is to begin rebuilding the heritage property late next month.

“We started at the beginning of the year, but we’re still dealing with some tariff-related stuff on the supply chain front,” he said. “There’s a little uncertainty on some items but, all in all, we’re generally ready to push forward.”

The April 2019 blaze caused more than $2 million in damages at 55-57 William St., which had housed the restaurant for nearly three decades. Efforts to reconstruct the two heritage buildings have been underway ever since but the pandemic and subsequent economic conditions slowed the process, Santaguida said.

With permits now approved, Santaguida said he’s waiting on some supplies before things get rolling.

“We’re not ready to build until we know that our steel is coming, which is mostly Canadian and manufactured locally,” he said. “Once we know that’s coming, everything else will kind of fall into place.”

He added, “We don’t have a specific timeline but we’re looking to really start construction some time late July … and hopefully be done sometime spring or summer of next year.”

Currently, a section of William Street in front of the former restaurant has been cordoned off as work on water and sewer services gets underway, including upgrading the waterline from a two-inch to a six-inch line and installing new storm sewer connections, which Santaguida said is needed to support the scale of the rebuilt property.

“It will be about five times the size of the previous building,” he said. “We had to dig the whole street up in order to put new services in … We want to be in and out of the street before Canada Day and the peak of tourist season. We’re almost going to hit that target.”

To pursue the rebuild, Santaguida joined forces with York Entertainment Group, which owns the adjacent building at 62 York St., best known as the former site of Stoney Mondays and Fat Tuesdays. The property was most recently home to a Starbucks that closed early in the pandemic.

An expanded Vittoria Trattoria restaurant will be built partly on property at the rear of 62 York St. The new establishment will include dining areas on the ground floor as well as in the basement flex-space. It will also include some retail space.

In addition, the redevelopment will include a residential building with 14 short- and long-term rental apartments as well as a 40-seat rooftop patio and event space.

Santaguida said the overall investment into the property will be around $7 million.

Despite the challenges of getting the project off the ground, Santaguida said he was determined to bring his vision to life on the original restaurant’s site and to stay within the Market.

“I’m still very bullish on the ByWard Market and I think it’s a gem of the city. We’ve been here close to 30 years. The ’90s were a little troublesome and I think we’re in a bit of a downturn now. But it seems like the current administration is looking for ways to improve it,” he said.

“I think we’re starting to capture the low-hanging fruit and getting daily wins. Hopefully we’ll get some traction and bring the Market back to a vibrant place again.”

Those 14 residential units will be a welcome addition. Nearly all residential construction over the last decades has been on the periphery of the Market, so having these at the heart should add a bit more life. If we could add residential by redeveloping the City parking garage and Courtyard Marriott, maybe HBC, that'd be good as well.

Had a friend who lived in the market, next to the old Patty Bolands (not above a bar). Essentially he didn't sleep before 3am from Wednesday to Sunday. Watched his health decline over the years. Nice apartment, cheap rent. Recommended only for those 20-27 years old.

I could see that. When I was young, I wanted to live in the Market. I would not at my age.

Didn't get a photo, but there is a crane and lots of steel girders in the Bell Media parking lot. Looks like the skeleton is being built now.

For sure.

I can understand this one a bit more than say, Somerset House. The place burned down in 2019. They quickly had plans to rebuild, but those were thwarted by Covid. Been slow the last few years, but we've seen DevApps consistently with small changes.

Looking forward to supporting this business as soon as they re-open. I have always enjoyed their restaurants but the one in the south end just has a different vibe than the market. Such an important location for the city that it should not remain vacant.
