Thought I'd provide a construction update from San Rafael, as there are actual multi-unit developments underway. There's a bunch of other stuff that has been proposed and approved. But just like in SF, lots of projects get approved then sit. It's all waiting for financing or for the developer to decide that the ROI finally has enough zeroes to start the project. So, for now, I'm focusing on projects that are in progress.


703 3rd Street, San Rafael

A 6-story, 73’-tall, mixed-use building with 120 rental units or apartments above a 969 sq. ft. commercial space and 121 garage parking spaces, including 112 mechanical parking lifts.

The proposed configuration of the new residential apartments includes:
* 33, Studio units; 342-539 sq. ft. in size
* 44, 1-bedroom units; 525-795 sq. ft. in size
* 43, 2-bedroom units; 520-1,068 sq. ft. in size

The project proposes 9 affordable or ‘below-market-rate’ units (5 at the ‘very low-income’ household levels and 4 at the ‘low income’ household levels, which represents 20% of the maximum base density (45 units) allowed on the project site.

930 Irwin Street, San Rafael

An 8-story multifamily residential building supporting 210 residences, with ancillary uses on the ground floor available to residents, and a garage containing 232 vehicle parking spaces.

The project includes a 10 percent affordable housing component of 18 units affordable to low-income households and a density bonus with requested waivers to height, setbacks, and civic spaces.

Northgate Town Square

A comprehensive redevelopment of the existing mall into an open-air “main street experience,” surrounded by mixed-use development of retail and up to 1,422 residences.

The project includes 143 units of affordable housing mixed throughout the different residential buildings, including the townhomes.

PHASE 1
124 market-rate townhomes
14 affordable townhomes
653 market-rate apartments
73 affordable apartments

PHASE 2
502 market-rate apartments
56 affordable apartments

Sorry about the size on some of those renderings. I pulled them from the city project pages or developer website. The ?w=XXX URL parameter doesn't seem to be helping either.

Thanks for the update on San Rafael! We don't hear too much about the North Bay but good to see some of those projects getting going. It'll take a collective effort all around the Bay to get some traction on this housing crisis.
