TorontoDrew did an AI of the Exchange with most of the parking lots filled in. One thing I found interesting was the two residential towers on what looks like the Goldeyes parking lot. Viking had a two residential tower conceptual render for that area. I wonder if AI found those renders or if that is just what that area is destined for. AI is always right.

great photos. The West Exchange is truly a gem. Hope that the East Exchange can have an eventual glow up.

One can dream that one day the Exchange will feel complete. You can feel the intent, and can feel the heartbeat in the area. It's busier than ever, even with all the challenges just a couple of streets down and the despair on Main street.

I think it was a conceptual "what could be" proposal.

Conceptually, besides being a striking building, it would be great building block to integrate downtown, the East Exchanage, Forks and St. B.

i think once there's a rapid transit hub there, those properties will be ripe for that kind of development.

Are there any active projects for 20+ downtown these days, even just at the concept stage? The last one would be UWCRC's Solara Flats right?

I wish the Richardsons would develop some residential space on their campus. I had hoped their investments in True North Square would inspire them to replicate that mixed-use concept around Portage and Main. I suppose their reinvestment in the Fairmont and the GATE development on the vacant lot mean it’s happening to some degree.

For interests sake. Are there any maps of who owns which properties downtown. Specifically, around P&M and the Exchange?

Those types of maps may be available for a price. I don't know of any way to do that other than paying to do the title searches for each individual parcel, which can get pricey if you're talking an entire neighbourhood.

The Portage Place residential tower is 21-stories. That is the only tower above 20-stories in development that I can think of.
